Strategy Board Games
For example, Snakes and Ladders are hardly seen as a challenge for most adults. This is because the game is purely contingent. The roll of the dice determines the fate of the player, and there is no need to think things through. It is only the sheer suspense of it that this game is still popular amongst children.
Strategy games, on the other hand, rely heavily on how a person think things through, applying analysis, logic so a player can study the opponent, predict his or her moves, and eventually win the game.
War and Strategy
Today, strategy games, or sometimes war games, are more commonly associated with video games such as Red Alert or WarCraft. However, way before the advent of video games in present times, strategizing has been used in board games. If fact, it can be traced back to the mid-2000 B.C. with board games like Go.
Some people may ask why strategy games are more associated with war games. The analogy can be asserted by history. War and strategy go hand in hand. A general who cannot strategize well will lose his battles and suffer other considerable losses.
For example, the aforementioned game of Go is a virtual microcosm of a battle, or even a war. Several scholars have theorized that the game Go came from Chinese generals and tribal warlords who used the pieces of stone to make a visual representation of their attacking positions. They, in turn, could map out what will happen in the battlefield.
The correlation of war and strategy is especially evident in the game of chess. All pieces hold true military significance at the time of the game's creation, which was around the 6th century A.D. Checkers is also patterned on strategy and war board games, utilizing the player's quick-wittedness to overcome and defeat the opponent.
Other games that fall under this category are backgammon, Stratego, Game of the Generals, Battleship, and many more.
Investors and Murderers
Strategy board games have also evolved into more placid games. One great example is Monopoly. A game of real estate, investing, and many more is considered as the most popular board game in the world. Despite the fact that the player's pace is controlled by the dice, it still needs a great deal of strategizing in order to overcome the opponent. This is where smart investing, and at times luck, comes in-much like in real life. By strategizing with a business sense, the player can easily ruin their opponents' finances.
Clue is another game that demands strategizing. Players need to find the murderer among them. In this dizzying and confusing game, a player needs to outsmart everyone to know who the real murderer is. But lies, secrecy and confusion can easily leave players scratching their heads, until, of course, they are killed. Thinking ahead and speculating, like the rules of strategy, can definitely help the player.
There are a lot of great board games out there that require strategizing. The problem with today is that people are now more drawn into the video game types. Classic strategy board games like chess or checkers are actually more challenging to the mind. Contemporary ones influence interaction between family and friends. Video games don't exactly encourage conversation, so try strategy board games more often.

Experience the Strange and Twisted Worls of Internet Cafes
Being a novice of the Internet and realms of technology in general, the idea of hanging out in an Internet caf scared me about as much as it used to when I first sat in front a computer trying to figure out how to turn the thing on. Pictures of super-obese, nerdy, snotty-nosed tech-heads filled my head as well as visions of stagnant, sterile rooms crammed with blue screens flashing the latest comic heroes and teen idols. Well, I just went on a trip to several countries around the world and I ventured into this unknown sector, as I wanted to keep in touch with people back home. Although I admittedly didnt visit many of these cafes (I needed a break from the computer worlds of school and work), the few I did see were quite different from what I expected.
First stop was a caf in Prague, Czech Republic. This was hidden down an alley but was next to restaurant so it seemed safe enough. I paid the equivalent of just over $1.00 U.S. for a half hour on the machine-not too bad eh? Now I dont know if I was attacked by an evil spirit or just had something with my brain that day, but for some reason it took 25 minutes to just get into my hotmail! First of all, the keyboard was different, and in weird ways I tell you. If you hit the Y key it came out as a Z and vice versa. I was surprised later in London that their keyboard was also different from the ones back home. I thought keyboards were universally the same around the planet! I finally got into my hotmail, sent a one sentence email and left. Looking around me as I departed I saw that most of the people using computers were so-called normal folks like myself, mainly backpackers and tourists, but also businessmen etc. If I had more patience that day it probably would have been a nice atmosphere to be part of, I saw that they served coffee and tea, but as I was in a beautiful foreign place I needed to get out under the Sun amidst the real action.
My other main experience in the public Internet world was to be in the North of London in a suburb called Neesdon or Sneezdon as the Aussie mates I met up with liked to call it. Here, the Caf was totally different from the previous one and I assume I dont like to assume-that like people, each caf is an individual entity with both positive and negative traits as well as bonuses and letdowns. This caf was in the back of a mobile (cellular) phone shop and was just a tiny room with a handful of computers that no one else seemed to be interested in, everyone looked more focused on phones, but I have a weird feeling they might have been dealing something else under the counter that was sparking hot interest.
We paid 1 pound (approx. $1.75U.S.) for an hour. Three of us walked in and we sat down at two computers, I think this was probably disallowed but again no one was paying any attention to us. My friend said he had been to this particular caf a few times previously as he was living in the area for a year, and had seen and experienced some undesirable situations. One day he believes he saw a cannabis deal go down, and on another occasion a drunken man came in and told him he didnt like the look of him and would he go outside for a fight? The confrontation dissipated with the use of calm communication but you can imagine that this type of Internet caf would be rated poorly on a world standard. So, beware where you enter the virtual world my friends, reality may just arrive to smash you in the face!
In the end, I think like all things in life these Internet cafes need to be approached with optimism and hope, as one never truly knows what there is to offer in a new experience. I imagine that there is a multitude of different types of cafes-some you may even deem as cool places to gravitate. If strange and twisted is what you look for, or a common normality, I believe both can be found in the cafes of the future.

Top 6 Significant Board Games
In any case, we tried it and it felt like a merging between an MMO and a table top game - You have characters that kill hordes of monsters using brawn, magic and cunning. After playing the game for the first time, as we normally do we discuss the good and bad points of the game. This discussion led to the argument of which was the best board game ever.
Let me breakdown the list of what we came up with from the lowest to highest:
6. Psychologizer is like Fibs or Not only in the sense that the players are required to tell stories about their lives and it is up to the other players to try and psychoanalyze the others. This is a bit of a serious game but it is great for a small group who would like to get to know each other. I personally like this game because the first time I played it, I ended up being the girlfriend of one of the other players.
5. Junta is a fantastic game but results in the complete opposite effect of Psychologizer. The objective of the game is to be able to acquire complete power and wealth in a simulated banana republic. The problem lies in the fact that it is a no holds barred kind of game where in you can do anything to win the game - the more corrupt you are the higher the chances of you winning the game. I have personally seen friendships strained because of this game but as long as you are a good sport it is quite a lot of fun.
4. Chess is the oldest board game around whose original date cannot be fully deciphered as there are numerous variations of it in different cultures in ancient times. The variation that is being used now, however, dates back to the 15th century in Southern Europe. You may think that this is a corny choice but hey, this has been around for centuries, and its lasting power is definitely a testament to it being one of the best games in town.
3. Scrabble is a classic board game. Like Chess, Scrabble's enduring popularity is a testament to its success as a board game. It's not very active but it's intellectually stimulating.
2. Cranium is the one stop shop of board games that will definitely entertain a big group of friends. The categories include trivia, performance, language and the arts. The manner in which you answer the question as well requires a lot of innovation and ingenuity from the players. It is a fantastic game for a party and utilizes the multiple intelligence of each member of the team. I personally love the performance category.
1. Monopoly for me is the best board game. I have to say that I learned how to manage my finances because of Monopoly. It has also taught me how to be ambitious. And Most of all it is absolutely fun. Apart from these lessons it is absolutely fun. Oh how I love it when I own the Boardwalk and they just so happen to stop there. At least, the members of Ibeatyou.com agree with me as far as Monopoly being the best game is concerned.
Yes, I know that there are numerous board games out there that may be better than my list. I do not doubt it but these are the ones that are most significant to me. Why don't you give me your own lists?

On Men Buying Tampons and the Importance of Properly Targeting Your Audience
Today's Internet Marketing article has to do with a subject near and dear to my heart ever since I married my lovely wife Yvonne.
Buying Tampons for a woman... while still feeling like a man.
Picture this:
You are a guy (a man's man) and your wife, girlfriend, mistress, booty call, fling (whatever...) is sick at home when she calls you at your cellphone to ask you if you can be a sweetheart and run to the store to pick up some tampons for her.
Panic sets in...
You have no idea where to start, what to ask for at the store or what type of packaging tampons are sold in... but, you committ to run the errand in order not to piss her off and potentially ruin the relationship (imagine, she is sick AND she has her period... Double whammy.)
I don't know about you, but there is something to be said about going to a supermarket or drug store and purchasing a box of tampons that makes me as a man feel a little antsy. Starting from the fact that 99% of the time I have to ask someone (typically a woman... hopefully) where they are located in the store.
Once I get there, it is hard to distinguish among all the girlie looking boxes which is the one I am supposed to buy (I may be an expert in Internet marketing but I am clueless on the topic of which feminine hygine product to choose. All the boxes look the same and the colors are pretty similar.) - All this while trying to pull off a covert operation so no one sees me buying something that is not for me (but technically I am the only one who knows that...)
OK... On with the reason for my article and how this all ties into Marketing and Internet Salesmanship.
I think it's pretty obvious that tampons, sanitary napkins or pads are products that are targeted towards women being the purchasers and the end consumers of the product, and the top brands in the market such as Playtex, Always, Tampax and Kotex have a firm stronghold on that consumer segment.
This got me thinking about an opportunity for a new brand of tampons trying to break into an already saturated market such as tampons and what it would take...
For instance, rather than trying to cannibalize on the main target audience traditionally pursued by the main players, this new brand could create a tampon marketing campaign geared towards men who are buying tampons for their wives, girlfriends, daughters, etc. which would position itself as taking away the embarassment and confusion of the men who are running the, until now, shameful errand of going for some tampons.
I know this example may seem a bit silly to some readers at first, but I am taking the ruthless extreme in order to make a point (and there is a point...)
Let's see how this would play out:
After much discussion with an expert on the subject (my wife Yvonne), we came up with a hypothetical tampon brand called They're not for me... These tampons would be packaged in a discrete, masculine-looking box which would be color coded based on the absorbency of the tampon. For example, lue for light days, green for regular days, ed for heavy days and silver for extreme flow (personally, I would rather not imagine the days that would require these.)
Women asking men to purchase tampons while at the store would simply have to tell them which colored box (absorbency level) of They're not for me... they need.
Furthermore, the boxes could also be placed in an area highly trafficked by men and which would present the least embarassment to the male consumer buying it (e.g. condom aisle, next to the shaving needs, even behind the sales counter right next to the cigarrettes - imagine, walking up to the counter sales person and asking for a carton of Marlboro reds, a pack of gum and a blue box of They're not for me...)
In fact, a creative marketer could do cross promotions with companies that traditionally market to men to include incentives to buy the product. For instance, $2 off a six pack of beer with your purchase of They're not for me..., a sweepstakes to win tickets to a ball game, etc.
This They're not for me... brand also has the potential to incite a good amount of press coverage as it takes an unusual approach on what has been a common/embarassing issue faced by all.
Just the amount of press coverage on this would be enough to help the product launch and establish itself firmly in the market.
(BTW, to disclaim and legally cover my a*s - this is just an idea I am using as an example that I am sharing with you and I am not endorsing nor encouraging that you do anything with it. In other words, I won't be held responsible for your level of success or lack thereof if you decide to actually execute on it.)
Ok, enough about tampons for the moment, I think you get my point.
When launching a product in a highly competitive market such as selling on the Internet where there are already established competitors and the barrier to entry for new products is not that high, you need to find a way to position your product with a different twist that will allow you to specifically target what audience segment you are pursuing and address what specific benefits are in this product for them.
For example, in the They're not for me... tampon example:
- The product takes a different slant to that followed by the market leaders to address an underserved segment of the buying population by addressing an unmet need.
- This not only makes the product be more suitable to the buyers of the product but also adds a different twist that makes it stand out from the hundreds of other already available options.
- While we are on this, specifically targeting such a narrow niche also creates the possibility of selling the product at a higher price premium as this is a more targeted product which offers extra benefits/comfort level to the immediate buyer.
(For example, there is a new line of condoms by Trojan condoms being marketed specifically for women which sells on a per package price for considerably higher than the traditional male targeted line.)
KEY TAKEAWAY:
When crafting the marketing/positioning for your new product offering, think of the specific segment of the market you are pursuing and create a product that alks the talk, looks the part and addresses the wants and needs of that audience. By taking a tight/specific approach, you might be able to target a segment of the audience that may not be being fully served by other players (e.g. PC / Microsoft type computers dominate most of the general desktop market but Apple has carved a very profitable niche in the graphic designer and music production segments with their Macintosh; and have gone on to extend this music / multi-media perceived market expertise into a practically complete market domination with their i-Pod brand of MP3 players.)
Take a moment to look at your current online sales strategy and any upcoming products you may be creating. See if there is a different angle that will allow you to take advantage of your business core strengths to make the final product marketing different from every other product out there.
Think outside of the box and explore all angles no matter how absurd they may seem to you at first - there may be a gem hidden in there somewhere. After all, there must be quite a profitable niche when Clinique launched its beauty line exclusively targeting men and why Just For Men hair coloring products is one of the leading brands among the countless hair coloring options available.
Now, if you'll please excuse me, I need to run out to the store to buy some tampons for my wife.

It?s for those in either a slow or medium market with plenty of homes for sale. Those are the ones who will benefit most from this article.
First, we need to determine how serious you are about selling your home. Are you a short term, medium term or a long term seller? A long term seller:
- Is in no rush to sell their home, or
- Doesn?t care if they sell it or not, or
- Wants the absolute top price for their home
It helps a home to sell if it has good street appeal, is clean and uncluttered, and in a good neighborhood. But what if there are 2 or 3 of those on the same street, or 500 of those in the same city? With all other things being equal, the reason one home sells and another does not, is price.
I have seen homes come onto the market and get accepted offers within just hours of being listed. And this was not in a particularly hot market. They weren't really outstanding homes either. But they had a great price and home buyers want a good deal.
The title of this article is ?How to Sell Your Home in 24 Hours?. Catchy title, huh? It got your attention didn?t? it? The reality is that there is a price at which your home will sell within 24 hours. You may not like that price, but it will sell. The point I am trying to make is if you really want to sell your home, you must take serious measures to make it more attractive than similar homes on the market. That may include lowering the price to a number that you don?t particularly like.
So how serious are you? How motivated are you? I?ve see some sellers switch Realtors like they were flipping pancakes. They kept hoping the next one would have that special touch to sell their home. They thought there was some magic formula that would get them the top-price offer they wanted. And, if your home is a FSBO, you have another hurdle to overcome. You are probably not getting the exposure needed to make you home competitive in the market. To be competitive, your home must have good exposure and be a better choice in some way than similar homes on the market.
The driving force of the housing market is supply and demand. In fact, it?s the driving force of any market. It doesn?t matter if it?s the housing market, the stock market, or the commodities market. Why are gas prices so high? What determines the price of a bag of sugar? Why is one stock price higher than another? Why does one 3 bedroom, 2 bath 2,000 square foot home in one neighborhood cost five times as much as one across town? Why does an electrician charge more for re-wiring your home today than he quoted a year ago (copper prices)? It?s about supply and demand.
If there are more homes on the market than there are buyers for them, it?s called a buyers market. They have more choices. The supply of homes is larger than the demand for them. But there are things you can do to make your home a more attractive choice for available buyers.
- Good street appeal. Keep your grass mowed. Do some landscaping. Plant bushes and flowers. Trim bushes and trees. Put on a fresh coat of paint outside if needed. Make it look appealing. Make people want to come into your home.
- Get rid of the clutter. Make it look spacious. Not just the rooms but the closets and kitchen cabinets as well. People like a home with a lot of storage space.
- Keep it clean. Mop. Dust. Straighten. Clean the carpets. Keep the cat litter box clean.
- Do any needed repairs.
- Paint inside if necessary
- Give it some decorating touches There are some inexpensive decorating techniques you can learn and apply. Browse some of the home magazines. Watch some of the TV shows about the home. Visit some open houses in your area and see what others have done.
Your Realtor can give you a pretty good idea of the price range of homes in your area. For instance, they may find that homes in your area have sold in the $97 - $103 per square foot range, thus an average of $100. If homes have sold in the $97 - $103 range, they were probably listed (and are listed) in the $100 - $106 range. By using this price range, if you price your home at $106 per square foot (or higher), you probably won?t get much activity. If you price it at $100 per square foot you will probably get a fair amount of activity. But if you price it at $97 (or lower) per square foot, you will probably get a lot of activity. The advantage of aggressive pricing is that it may bring in multiple offers and you may actually get a higher than asking price for your home.
So, if you are serious about selling your home, use some of the tips mentioned here and pay particular attention to pricing. And if you really do want to sell your home in 24 hours, be very aggressive with your price.

REAL ESTATE 101 ? What is Real Estate?
Many people believe that real estate is nothing more than houses, apartment buildings, large office structures. And while that may be true, real estate, by definition is much more.
Once upon a time the powers that be decided to split ?property? into two separate groups. Real and Personal. What?s the difference between these two? In a word, movability. If it moves, it?s considered to be personal with a few exceptions.
Real property consists of three things. Land, things attached or affixed to that land and lastly, appurtenances.
Land is pretty easy. However it?s not just the land you own. You also own sub-terrain rights, depending on your location. This is also true with the airspace above your property. You own up to a certain height, again depending on your location. At some point the government takes over and says, okay that?s it. The rest is ours. We have airways to think of and we?re not going to have every flight file a million easements every time they took off.
Two, items attached to the land. We take this for granted. Your home is considered an attachment. If you look on your deed, I doubt you?ll find any mention of the structure on your land. The house transfers with the sale because of its? attachment to the land.
If there is a question regarding whether an item is Personal or Real, many courts use the MARIA system to decide.
M ? Method of attachment ? How was it attached? Foundation? Nuts and bolts?
A ? Adaptability of the attachment ? How easily does the attachment go with the overall structure? Think solar panels.
R ? Relationship of the parties ? Is this a sale? Is this between family members?
I ? Intent of the parties ? What was the original intent of the party installing the attachment?
A ? Agreement between the parties ? What did they originally agree on?
This issue usually comes up when a property is sold and the seller wants to take an item such as an outdoor barbeque, and the buyer insists that it comes with the sale.
Lastly, appurtenances are considered real property. The official definition is this; A right or privilege that is attached to another property and is conveyed with it.
Suppose Property A had a right (easement) to cross over a part of Property Bs? property to get to the main road. If the owner of A sells his property, the right to cross over Bs? goes with it. This is a type of appurtenance, called an easement appurtenance.
As you can see, ?real estate? is much more than the physical structure that sits on a piece of land. Before buying or selling, make sure you know what is staying and what is going.

UK FirstTime House Buyers Feeling Over Stretched
The population of Britain is renowned across Europe as a nation of fanatical home owners. While members of other countries are content to rent their home rather than take on the burden of actual ownership and long-term financial debt, people in the UK seem fixated with the idea of buying and owning their home. Unfortunately for the thousands of current prospective first-time home buyers, the soaring levels of house prices in recent years has made it increasingly difficult to get into the first rung of the property ladder. As the value of houses at all levels increases, the number of first-time buyers who are having to borrow the full value or more of their property, or rely on more financially secure friends and relatives to stand any chance of buying a home, has also increased.
According to a recent report by the Post Office, there are currently many first-time buyers who have become so overstretched through their borrowing that they now stand the risk of losing their homes within the next six months. According to Claire Oldstein from the Post Office: First-time buyers tend to overstretch themselves, but need to consider what they would do if they lost their income.
?One in three first-time buyers accepts that their household costs are higher than they had anticipated and 45 per cent do not have any insurance against loss of income resulting from accident, sickness of unemployment.?
While the major mortgage lenders like the Woolwich mortgages, understand that the introduction of first-time buyers is essential to keep the housing market from becoming stagnant, making it essential that many first-time buyer mortgages include incentives such as introductory reduced fixed rate interest periods, to help buyers regain their secure financial footing, this does not address the fundamental problem of increased borrowing.
First-time buyers are becoming more wary over the disparity between wages and the size of the debts accrued through taking out long-term mortgage loans. A study by the National Association of Estate Agents, indicated that only 12% of all houses sold last year were bought by first-timers, compared with nearly a third in 2000.
Mortgage comparison services like Moneynet and special introductory rates can help to ensure buyers get a better deal, but as the average length of time take to save up the deposit for a new house increases, and with it the average age of all first-time buyers, it is evident that the burden being felt is starting to weigh heavily on the already financially stretched resources of young house hunters.
Claire Oldstein warned that, It's unlikely they will have a big enough rainy day fund to rely on especially after pulling together a deposit. Protecting yourself may seem another unwelcome expense but it could actually be money well spent should the unexpected happen.?

When your looking for a house, apartment, mobile home or townhouse there?s a good chance you?ll come across a realtor. This realtor will always try to be getting your business. One of the best ways to know if this realtor can do the job is to know what he or she is required to do for you.
Before starting a business relationship with yourself a realtor must show his or her duties, limitations and the types of services a customer might expect. This can be done with a pre-made brochure (working with a realtor) which explains:
the fiduciary duties that an agent owes to a client, be that client a seller or a buyer;
Limitations on these duties should an agent be given consent to act for both parities. The types of services a customer might normally expect to receive when there is no agency relationship.

Your realtor does actions in the best interest of the client;
Realtor is in accordance with the lawful instructions of the client Only uses authority given by the client;
If there is a task that is above the authority of the realtor, he or she must advice you to seek independent professional advice on matters outside of the expertise of the realtor;
Confidentiality of information is a huge item that must be established
When an offer on your property is put forth, all offers to the client must be presented in a timely and unbiased manner; Any conflicts must be told to the client when they arise.

When you first come in contact with a realtor be sure to notice the body position, eye contact and hand shake. Notice the way she or he understand and listens to what your needs are. Ask specific questions and take note of the response made by the realtor. You now have knowledge of what the responsibilities of a realtor are. Whether your investing in a condo, apartment, mobile home or acreage, your realtor must disclose what his intentions are.

10 Keys to Success as a Beginning Real Estate Investor
Ever thought about becoming a real estate investor but weren?t sure where to start? You?ve got company. People just like you have purchased millions of books, tapes and videos from the Robert Kiyosaki?s, Carlton Sheets? and Robert Allen?s of the world looking for the keys to investing puzzle. However, very few actually get started and even fewer make any money at it. You might still feel as if there are too many obstacles in your way.
Let me encourage you. Just because you might lack a large cash balance, may not have a great credit rating or may not have years of experience as a wheeler-dealer doesn't mean that you can't enjoy success as a real estate investor. I am walking proof. I have helped real estate investors obtain millions of dollars in financing for their projects and, along the way, I think I?ve seen every type of investor possible.
In my job, I?ve had the benefit of seeing many people succeed wildly and many others lose thousands of dollars almost overnight. Here are some ideas that, in my experience, will lead to greater success for you:
1.Determine your goals. Where do you want real estate to take you? Approach your real estate career just like you would any other business by deciding where you want to be in one year, three years or deeper into the future. Knowing where you want to end up helps you choose the right road.
2.Choose the best path for you. What level of profitability do you want to achieve? How much risk can you tolerate? One thing I love about real estate is that there are at least 100 different ways to make money. For example, you could consider
?Rehabbing and reselling single-family properties
?Buying homes and holding them as rental properties
?Becoming a real estate agent
?Brokering or owning office and commercial properties
?Investing through limited partnerships or becoming a private money lender
The thing that matters most is that you find a path that is in line with your lifestyle in terms of how much you want to participate in various investment vehicles.
3.Do your homework. You can lose a lot of money fast if you don?t exercise the discipline to educate yourself and get good advisors. Talk to people about various lending programs, rates and terms in the marketplace. Read some trade magazines or subscribe to wonderful newsletters such as Peter Pike?s Dispatch (http://www.pikenet.com/) to bolster your understanding of real estate trends.
4.Location, location, location. Learn the makeup of your local market. Buy locations. You can change everything about a property except where it is located. I haven?t seen too many folks make money by having the market bail them out of a bad situation. It usually doesn?t happen that way.
5.Ask questions. When you find a property or project, talk to the neighbors. They will tell you everything you could want to know and more?including why the owner is really selling. Interview Realtors. Some have worked in certain neighborhoods long enough to have brokered the same property several times over the years.
6.Appraisals and inspections are your friends. Unless you are already a millionaire real estate investor, stop listening to your ?gut? feeling. If you are a millionaire real estate investor, you probably aren?t reading this article. Therefore, I feel safe in recommending that you always get a second and third set of eyes to look at every investment you?re considering. Better to spend a few dollars to save thousands, right?
7.Line up your professional team. Ask for references and check them. Be willing to fire them and move on if they aren?t performing. You?ll want to establish a relationship with a good attorney, real estate broker, mortgage broker, accountant, inspector, appraiser and a title company along with others that you may work with from time to time.
8.Know your numbers and respect them. You are probably not so much brighter than everyone else that you can rewrite the rules. (Not yet.) Take the time to learn how to analyze debt coverage ratios, local days-on-market, property rental rates, occupancy averages, etc. Respect what your research tells you and?
9.Always be willing to walk away from a deal. It is your money and your time that are at stake. You are making all the ongoing commitments and taking much of the risk. Don?t let anyone pressure you. No one gets paid until you start signing papers; so wait until you are ready before going forward. Once you?re ready?
10.Get started and never give up. You might do a bad deal or two. That?s okay. It?s better to learn early in your career, right? There is a way to breakthrough and accomplish all your dreams. You just have to hang in there until you find it.

Why I Am Not a Naturalist
I am addicted to technology. I will admit it without shame. My coffee maker wakes me up with the rich aroma of home brewed sweetness at the precise moment I stumble out of the shower and my car comforts me at the end of a long day with the self-adjusting lumbar support and air jets to cool or heat my feet. I depend on technology to help me through my day. Gadgets, gizmos and doohickeys decorate my life with an amazing array of convenience not found in my parents' age. Naturalists want me to return to a simple way of life but I could not imagine myself in an era as recent as twenty years ago without the technological advances that we see today.
The progress that the medical field alone has made in the last twenty years is amazing. I can now go to the store and buy a drug that can reduce my swelling, alleviate my pain, and assuage my fever in two simple, easy-on-the-stomach, gel caplets. I have received vaccines against childhood diseases such as chicken pox, measles, mumps and rubella. I have been taught over the years not to let children eat lead-containing paint chips, not to use asbestos in my home, or rub alcohol on infants to bring down a fever. I can perform CPR, the Heimlich maneuver, and basic first aid. My doctor can see my heart valves with an ultrasound, diagnose my ailments with an Open MRI, and tell me that my child does not have Down's Syndrome by using a form of gene-mapping. Also, if a problem ever arises that requires surgery, forget the invasive procedures of yesteryear. The techniques of microsurgery have become so refined and so common that my father's six-inch scar from his two kidney surgeries would have been non-existent if performed just ten years later.
My vehicles have become much more posh and luxurious since I have reached the age where I could own and operate a car. I can choose from a list of options that include air conditioning, power windows and locks, power and heated seats, heated mirrors, and self-tinting rearview mirrors, Global Positioning Systems, keyless entry, CD/cassette player, TV with a VCR/DVD player, and even A/C outlets to plug in my portable hair dryer and my laptop. Also, today's sedan can save my hard earned money by averaging over 30 miles-per-gallon on the highway even while all these options are running at full blast. My little portable home also includes space-age tinted windows that slow the baking process of the black interior in the hot sun and more nooks and crannies for storage than my new closet organizer.
Automobile manufacturers are also seeking to ensure my peace of mind. The 2003 model vehicles are boasting dual front airbags, canopy airbags that fall from the ceiling upon impact, and more durable frames with more efficient crumple zones all meant to guard my family and me against our companion drivers. If an accident does occur, the OnStar system will automatically notify the local police and medics of my position while calling the cell phone of my choice to check on my health and condition. Also included with OnStar is a roadside assistance service that will send a handy man to change my flat, free my keys from inside the locked car, jump start my car after I have left the light on the vanity mirror on all day, and tell me that my self-inflicted acts of stupidity are perfectly acceptable as long as I continue to pay their monthly fee.
Once I arrive home, a plethora of devices await to provide and enhance my comfort and ensure convenience for my daily activities. I can stay connected with my cell phone, personal computer, email, Internet, pager, and my very own Palm Pilot. My central heating and air keeps the house at a constant 72 degrees. I am never bored while connected to the Internet 24 hours a day and if I do reach the ends of the net, I always have my Digital Cable TV and a Nintendo 64. My tennis shoes are engineered to make my jumps higher, my running faster, and my back hurt less. My dishwasher scrubs even the nastiest dishes that are caked with microwaved-on food, while my self-scooping litter box cleans up after my cats.
I try to imagine myself staying at home without the ease that my toys and appliances bring. I would start my morning by brewing my coffee in a percolator and watching it to ensure the gas flame did not burn the bottom of the pot. Once this was completed, I would go take my lukewarm shower and get dressed in my freshly starched and ironed clothing. Once I was ready for work, I would go crank the Chevy and drive it to the gas station. After it was full, I would head to work fifty miles away. To complete a hard day at the office, I would massage the cramps out of my hand so that I could put down the pencil I have been tallying numbers with all day and walk out to that blasted Chevrolet. I would have to remember to take off my suit jacket so that I don't fry in the infernal Atlanta heat and smog on the way home. Finally, I would get home and pull off my high heels. I would start boiling the water and turn on the oven so that I can cook dinner. For the cats, they could live for another day if I don't scoop their box. Somehow, I am not overcome with nostalgia and I manage to shake myself out of my daydream.
After all, we do live in an era of convenience. Our tools and toys help us to achieve goals that a nation of over-achievers has set for us by giving us more time to work. However, I don't have to worry about all this convenience making me fat and lazy. I have an exercise machine to help me avoid that.

Baby Strollers and Carriers Know What To Look For When Buying Them
Just about to have your first baby? Congratulations!!! You are about to embark
on one of the greatest moments in Life. I remember having our first child. What
a fantastic experience. The fun of the anticipation leading up to the birth was
like Christmas eve for a four year old!
The part of having you baby that can be a bit overwhelming is the preparation
period. Especially for first time parents. You have the nursery to decorate, a
crib to buy, clothes, formula, bottles, bottle sterilizers, bibs, diapers, a
diaper Genie, bouncers, toys, blankets, and of course a carrier and stroller so
you can actually leave home again! Whew!!!!
I'm just going to focus on strollers and carriers because without them, you are just about stuck at home for 3 years.
An Array of Products Available For Today's Baby
With out first child, we wanted everything to be perfect. (Since then, I
have discovered that we were not alone). So when shopping for that first
stroller, we had little experience at what was a good choice. Our shopping
methods revolved around safety and comfort for the baby (which is important). We
looked at a lot of strollers and eventually purchased the Cadillac stroller
that had a long sturdy frame, extra soft wheels (for added comfort) and a seat
that looked like a miniature Lazy Boy recliner!
It had a ton of extras! unfortunately for us, we didn't think past the stroller
itself.Things like... one of us would actually have to lift this heavy thing out
of the trunk and unfold it and its many components EVERY time we went out with
the baby! The thing must have weighted sixty pounds!
The other half of the formula we missed was the fact that every time we went
some where, we had to unbuckle junior from the car seat (a five point harness
mind you) and carefully and gently lift him from car seat firmly fastened in the
back seat and place him gingerly in the stroller seat, then buckle him in there.
Only to return from a fifteen minute stroll through the drug store to go through
this routine once again! Let's hope it wasn't raining!!!
After about four months of this self inflicted, back straining, time consuming
regimen, we both agreed that we needed a more practical, but still comfortable
stroller.

After four months of being the new parents with the we'll do it our way,
thank you attitude, we talked with some friends that had kids. We watched

The Cost Factor
As a first time parent myself, I know that money can be tight. One thing you
will want to think hard about is the safety of your most prized possession.
There are things in life that you cannot put a price on. Your child's safety is
one of them.
I'm not suggesting that you overspend, but definitely don't cut corners on
equipment that you will use for transporting you child on a daily basis. The
aggravation of cheap equipment isn't worth the few dollars saved.

With out first child, we wanted everything to be perfect. (Since then, I
have discovered that we were not alone). So when shopping for that first
stroller, we had little experience at what was a good choice. Our shopping
methods revolved around safety and comfort for the baby (which is important). We
looked at a lot of strollers and eventually purchased the Cadillac stroller
that had a long sturdy frame, extra soft wheels (for added comfort) and a seat
that looked like a miniature Lazy Boy recliner!

of the trunk and unfold it and its many components EVERY time we went out with

some where, we had to unbuckle junior from the car seat (a five point harness
mind you) and carefully and gently lift him from car seat firmly fastened in the
back seat and place him gingerly in the stroller seat, then buckle him in there.
Only to return from a fifteen minute stroll through the drug store to go through
this routine once again! Let's hope it wasn't raining!!!
After about four months of this self inflicted, back straining, time consuming
regimen, we both agreed that we needed a more practical, but still comfortable
stroller.

As a first time parent myself, I know that money can be tight. One thing you
will want to think hard about is the safety of your most prized possession.

I'm not suggesting that you overspend, but definitely don't cut corners on
equipment that you will use for transporting you child on a daily basis. The

Try doing your own measurement for bra and cup size and check if it matches your current bra size. If the size differ it might mean that your bra size have changed.
Your bra size consist of two figures; your back size and your cup. You will need to take two measurements using a tape measure.
Back Size : The measurement is taken around the body directly under the bust or your breasts (over your present bra).
Especially when buying a strapless bra, the bra has to fit slightly tighter but not too tight otherwise unsightly bulges would be formed. Use the following table to find your exact bra size.

After you have obtained both values, combine the two to get your exact fit size.

The Role of Qualified Intermediary In A 1031 Like Kind Exchange
Exchanging is a creative method for marketing property. Section 1031 of the Internal Revenue Code (IRC) offers a golden opportunity to motivated real estate buyers to defer the capital gains tax liability associated with the sale of a business or investment asset. 1031 exchanges ensure maximum return on investments to people of all financial backgrounds. However, to qualify for 1031 like kind property exchange the transaction has to be done in accordance to the detailed rules, regulations and compliance issues set forth in the tax code.
Also known as a facilitator or exchange accommodator the Qualified Intermediary serves a critical function under the Internal Revenue Code. Choosing an Intermediary to facilitate the 1031 exchange is the first and most important step. The Qualified Intermediary should be a corporation that is in the full-time business of facilitating 1031 exchanges. The Internal Revenue Code requires that the person or entity serving as QI cannot be someone with whom the exchanger has had a business or family relationship prior to the transaction. It has to be an independent organization whose only contact with the exchanger is to serve him as a QI.
A Qualified Intermediary must be used to facilitate the 1031 Exchange Transaction. By definition a 1031 Qualified Intermediary is an independent and professional facilitator who receives the funds from the original sale and holds the funds until they are needed to purchase the new exchange property. The Qualified Intermediary then directly delivers the money to the closing agent who delivers the deed directly to the real estate investor.
The QI is responsible for performing the following activities in a 1031 Property Exchange:
? Acquiring the Relinquished Property from the taxpayer
? Transferring the Relinquished Property to the buyer
? Acquiring the Replacement Property from the seller and
? Transferring the Replacement Property to the taxpayer
The QI can perform all these without ever actually taking title to either of the properties. The QI is responsible for properly filling out the appropriate tax forms for the client. A QI typically provides three different documents: the exchange agreement, an assignment, and a notice. The exchange agreement is a contract between the client and the QI that sets out the rules, which must be followed in order to complete the 1031 exchange. The assignment of the sales contract to the QI must also be in place. This is because, theoretically, the QI steps into the client?s shoes and sells the property. The third document the QI provides is a notice to the party on the other side of the transaction advising that the transaction is a 1031 exchange. The purpose of notification to the other party is to prove that the exchange was in place at the closing.
An exchanger must be particularly aware of selecting a qualified intermediary before going into the transaction. There are hundreds of qualified intermediaries providing like-kind exchange services today, but most of them don't have the necessary insurance, bonding, financial backing, transactional structure, and internal controls that should be required of them. Exchange funds are often grossly under-insured, under-protected, and at risk. In today's volatile economic climate, choosing a financially solid, time-tested 1031 qualified intermediary with the necessary financial strength, resources and backing are crucial for the safe completion of a 1031 like-kind exchange transaction.

Ashtanga Yoga Basics
The word yoga originates from Sanskrit, which is an ancient language from India. It means union particularly of the body, spirit and mind. The yoga that we know today is what is termed as asana, which pertains to postures and poses.
Asana is just one of the eight types of yoga. It is more physical compared to the other types of yoga, which are more directed towards the development of mental and spiritual aspect of an individual. At present the word yoga is used synonymously with asana.
Basic Yoga Poses
If you want to try some basic yoga stances just to see whether you can do it or not, then the sun salutation is the way to go. It is easy to follow and very relaxing. Since this is your first time make sure that you focus on your breathing and then follow the following procedures one at a time carefully and slowly:
Breathe in again while looking up. Bend your left knee and put your left foot in front while lunging forward. By the way your right leg should be behind you and your knee should be resting on the floor.
While breathing in, position yourself in a push-up pose keeping your head and your hips off the floor.
Breathe out; bend your elbows and your chin with your chest and knees to the floor while at the same time keeping your butt and stomach off the floor.
Inhale or breathe in and then slowly slide your chest forward while arching your back and slightly bending your elbows. This position is called the Cobra.
Breathe out slowly as you fold your body forward and while at this position try to lift up your heels and try to form a V-shape using your body. Remember do not rush your body into doing this exercise. Take your time.
While inhaling, lunge forward using your right foot. Your left foot should be at the back with knee on the floor and your head facing up.
Release air slowly and then try to bring your left foot to meet the right foot. Stand up and bend forward. Try reaching your knee with your head.
Inhale, stand and keep feet together. Lean back and then stretch your arms behind you. Slowly bring your arms at your sides. That concludes your basic yoga fitness stance.

Financing Land Development: Little Known Secrets
There are alternatives to conventional bank financing for land development deals.

But I know you've heard all that before, but there are little known secrets that Major Land Developers have been using for years which I want to share with you.
My clients are absolutely amazed when I share these secrets with them, they always respond so that's how they do it.
So why would a commercial financial broker want to share these secrets with you?
The reason is very simple, at the opening page of this site I told you I wanted to educate you, and so I am.
Also if you're able to implement some of these strategies, you're eventually going to need capital to build out your project.
And we'll be here to help you. There are three ways in which you can secure your land development deal without closing a conventional loan. The last way you must seek professional accounting and legal assistance, and will not be discussed here.
Work Directly with the Seller
Use Options to Control The Property
Arrange a 1031 Exchange
The above are three methods or ways to get a commitment to sell the property with little or no cash at time of opening an escrow.
Working directly with the Seller
By working directly with the seller you can help the seller solve many of their problems, and in return he becomes your partner in the land development transaction.
Sellers often believe that they can get a better price for their real estate if they carry the paper that evidences the debt themselves. Here are some of the reasons
Buyers may have qualification issues, and if that's the case you as a buyer may not be as concerned about the interest rate, price and terms and therefore the seller as the one assuming the risk will get a higher price and you get the deal that you were not bank qualified for.
The Seller will get greater after-tax profits.
By the seller carrying paper they will not be taxed on the amount of the sale, but their tax will be based on the installments paid over the years.
In other words a large capital gain may push them into a higher tax bracket, but if the sale is spread out over a period of years, the seller may not be pushed into a higher tax bracket.
Use Options to Control the Property
An option is an agreement specifying some future performance in exchange for a benefit.
Simply stated, give some money control the property!
You offer the owner a price for the option to buy the land. That price (the option premium) buys you the right to buy the land at an agreed upon price at a certain time in the future.
You can exercise the option by closing the sale at any time before the expiration date of the option. The seller must sell, when you are ready to buy, no matter how much the market value may have escalated during the holding period.
A more sophisticated approach is to acquire a rolling option for large land development transactions.
This is much more complex then a simple option agreement. Rolling option is utilized when there is a great deal of property that an individual needs to control. We usually see the use of rolling options in large master planned communities, where developers are planning to phase the development project into numerous phases with an absorption of the homes exceeding five years typically.
In a Rolling option the buyer controls the entire tract but only puts up the option for the first portion of the land, after each execution of the options, the buyer is able to take down more land, until the developer controls all the property of the original contract.
If you do not exercise your rolling options ass they come due, the entire contract is cancelled as to future property that is secured through the initial option agreement...and of course the seller retains the entire premium, and he can immediately offer the property to another buyer.
Benefit to the Buyer is that they can now plan an orderly development of the entire acreage, as well as knowing exactly what the land costs for the entire project are for the proforma and any Return on Investment calculations.
Benefit to the Seller is that the seller can get the price he wants for the property, and he knows that at the least he received a sizable option premium, and at the best he receives the price he wants for his land.
