How To Help Struggling Students Go From Sinking To Soaring!

Experts estimate that 6 to 10 percent of the school-aged population in the United States is learning disabled and approximately 3 to 10 percent of the population as a whole is diagnosed with ADD. This growing problem impacts many areas of society and there is a growing need for effective solutions.

Parenting or teaching a child with ADD or learning difficulties can, no doubt, be an enormous challenge. It requires patience of you that you may not have thought you had; persistence that you may frequently have to call upon; and consistency that you may be learning along the way. Here are some tips to assist you in providing the best possible environment for your child to experience success both at home and at school.

Young people with ADD (like all of us) are doing the best they know how to do with what they have to work with. When they have more options available to them, they will make better choices. You, as the adult, are the teacher, which means that your child will model you. If you are flexible and open to learning new ways of thinking and behaving, your child will be open as well.

There is positive intention behind every behavior, no matter how hurtful or how bizarre the behavior may seem. In other words, there is a need on some level that is being met by doing what they?re doing. If we can look for what the purpose is behind the behavior or what need is getting met, then we can find other more constructive solutions to meeting that need. Always look for the positive intention behind behavior.

Step into their model of the world. Imagine, for instance, what it would feel like to drive in the rain without windshield wipers and how challenging it would be to simply keep everyone in the car safe, let alone maintain any sort of emotional balance (this is what it feels like in the mind of a person with ADD). When you communicate with them, see the communication through their eyes and through their model of the world rather than through yours; they will be much more open to what you have to say if you do.

Understand that young people with ADD operate in a world of images, so verbal and auditory communication is often the least important mode of communication to them. Words are very slow and difficult to process. Whenever you give a young person with ADD instructions, have him overlap the words into pictures in his mind and have him feel his body following the instructions. For instance, if you want him to do the dishes and then pack his backpack for school, have him SEE and FEEL doing the dishes and then packing his backpack.

Visual learning is the best way to learn academic subjects. Make sure they learn visually by making pictures in their mind of doing academic tasks like spelling words, vocabulary words and math facts. When they are reading, make sure they overlap pictures with the words they are reading. Using a visual learning strategy is more interesting, more effective, takes much less time and it?s just more fun.

Celebrate and appreciate what makes them unique. One of the biggest hurdles that young people with ADD or learning challenges face is the belief that they are ?stupid?, ?weird? or just ?don?t fit in?. The truth is that they are often a step away from brilliance and have the ability to see the world in ways that most of us simply can?t (think Albert Einstein, J.F.K., Cher and Robin Williams who all had learning disabilities) . Consistently looking for and recognizing their uniqueness and value will go a long way in overcoming this belief and raising their self-confidence.

Choosing a Comfortable Yet Flattering Bra

Choosing a Comfortable Yet Flattering Bra

 by: Wendy Yeager

Todays bra is not only designed to make you feel pretty and sexy, they are designed for comfort and practicality.

You can choose from an underwire bra for support or a bra without underwire. Need some help with adding a little extra to your bustline? Then choose a padded bra or a push up bra. Maybe youre lucky enough to have a little extra natural padding already. You could then choose from a minimizer bra.

Not shy and would like to show off your bustline? Try a bra that will show a little cleavage. You could even try an adhesive bra which can be adjusted so it wont show under any neckline.

Todays new fashions sometimes call for a bra with special straps. You could try an adjustable bra with straps which can be worn far out on the shoulders or removed to be used as a strapless bra. Maybe you like to wear halter tops. So, try a halter bra.

Of course sometimes you just want a bra to make you feel pretty. There are a wide variety of colors to choose: pink, lavender, white, black, red, etc. Also, why not try a bra with lace trim or ones made of silk or satin?

Most importantly, wear the bra that makes you feel most comfortable.

Martial Arts Creativity And Innovation Is King

Martial Arts - Creativity And Innovation Is KingSubmitted By: Lee Mainprize

That?s right; creativity and innovation are two words that are closely connected to your school?s future profitability ?and to your personal sanity. To create a unique niche in your community ?a unique selling proposition for your business ?that keeps you far ahead of your competitors, you need to apply creativity to your methods and innovate like a man or woman-on-a-mission. To stay sane in a industry-gone-mad and to keep your wits about you through the mind-numbing repetitive nature of both the material and those damned business seminars the guys in the suits keep jamming down our collective throats, you have to be black-belt-creative and ingeniously-innovative.

Want some help in revving up your creative engines? May I start the process by pointing out an example of what I?m writing about? Good. Allow me to introduce you to the UBBT. Afterwards, since I made mention of ?sanity,? I?m going to offer my opinion about the martial arts industry in general ?and why I think the UK and Europe may very well be ahead ?not behind --of the U.S. when it comes to the business of the martial arts.

The Ultimate Black Belt Test (UBBT)

The UBBT is way, way out in left field. It?s almost a complete redesign of the what, where, how, when, and why of black belt testing ?and it?s not meant only for black belts, it?s meant to crack the ice on all levels of belt testing, as I think there?s a lot of room for improvement in everything to do with martial arts training, intent, mission, and method. The program?s chock full of innovative new ideas; here are few you may find interesting (a partial list):

1. Belt testing should transpire over a longer period of time. Instead of taking a belt test on a given day, a student could take a test everyday for a month ?or, preferably, longer. Instead of an instructor pointing to a well done kata, he or she now tells the story of the 500 repetitions of the kata the student did to achieve his or her rank. The story is now the journey ?instead of the destination.

Embrace the idea that your test is today! Every day! Why wait to peak? Why wait for some date in the future to live with absolute intensity and passion and drive and awareness? For that matter, why isn?t today as meaningful or important or vital as the day you test for your black belt? That?s the new concept ?and one you can embrace and implement, like, now!

2. Accomplishments are meant to be quantified. Students do hundreds and sometimes thousands of repetitive behaviors and techniques as a part their training and testing process. Why not take credit for the reps? Why not make a certain number of reps a requirement? If a student did a kata five times a day for 90 days, that would be 450 repetitions! Why not make 450 reps of a kata a requirement for testing? Why not give the student a journal to record their reps, something they can also use to document the journey they take --as they labor to learn the lessons that practice so willingly instructs them in?

Participants in the UBBT do 50,000 push-ups and 1000 reps of a single kata as a part of their test. Which, at first glance sounds like a lot, but ends up being just 150 push ups a day and three measly reps of a kata a day for a year. No big deal! But hey, 50,000 and 1000 reps of a kata --bragging rights! But beyond the physical attainment of it, do you know what this teaches the average student about accomplishment? It teaches them the power of incremental steps toward big, big goals. Why not quantify your student?s accomplishments? It?s an idea whose time has come.

3. Half to two-thirds of a student?s belt testing requirements should occur outside of your school. If you?re requiring your students to quantify their training as a part of their test, then why not bring other behaviors ?outside of your dojo --into the process too? Five ?acts of kindness? a day adds up to 450 in 90 days. What if you required 100 home-chores between tests for kids under 18-years of age? Parents would love you. If you required ?ten personal victories? (another UBBT requirement) for adults, or any number for that matter that would be practical between belt tests, imagine what accomplishments you could take partial credit for.

4. Journaling is the bomb. If you visit the UBBT website and visit the JOURNAL pages. There are currently more than 3000 journal entries made by participants in this project. This is how people have gotten to know each other. This is how people who aren?t in the test have been able to follow the progress and journey of participants. This is how the media has kept an eye on the test.

The new viewpoint of the testing process, and for that matter martial arts school membership in general, is that your students aren?t signing up for a course or a membership or a class ?they?re on a heroic journey. The hero?s journey, as described by author Joseph Campbell, is The Exodus, The Epiphany, and The Return. Haven?t read Joseph Campbell? Time to hit the book store.

What would happen if your black belt candidates each made an on-line journal entry once a week, for six-months to a year prior to their black belt test? How many of their classmates or co-workers would read them? It?s the perfect way to pull all sorts of people into the testing process, by sharing the experience with them. Before this journaling process began in the UBBT, a lot of family, friends, classmates, and co-workers were left in the dark about what a black belt candidate goes thru when preparing for a test. Not any more! And another bonus to journaling; after their year of training, many of the UBBT participants have expressed appreciation for being left with an entire year of their life documented in weekly ?and sometimes daily ?journal entries.

The UBBT?s website details many other creative concepts for belt testing (and subsequently training, teaching, and school promotion). My recommendation is to study it carefully ?with an open mind. While you may not embrace every aspect of the program, there are many concepts in it you can use to improve your testing process and your school. Oh, and did I mention, all these ideas are free!

My next UBBT is going to feature 30 black belts from around the world, armed with 30 video cameras. We?ll be filming our training for a whole year ?and creating a documentary film with an Academy Award winning documentary filmmaker. Sweet!

My Opinion about the Martial Arts Industry and Martial Arts in the U.K.

Well, let me try to put this delicately, without stepping on anyone?s toes: I think the martial arts business world ought to get its butt kicked, without mercy. Of course, I?m speaking figuratively, as I?m a non-violent type, but really ?this industry is in need of a good thrashing. We?ve got masters who are anything but, over-controlling associations; un-sustainable and unhealthy business methods; inadequate instructor education; unreasonably high student attrition; and an emphasis on contract amount, gross income, and money that?s completely out-of-balance with any sort of emotional or spiritual ?martial arts? development. In my opinion, as an industry, we promise a boat load of benefits, but more often that not we end up delivering a thimble full of our potential.

There?s no better example of what?s wrong with the martial arts industry than taking any popular martial arts publication and opening it side-by-side with any popular yoga magazine. In one, every article discusses some aspect of spirituality and consciousness training, in the other the word ?spiritual? is, for the most part, non-existent. What happened to us? How did we let the yoga industry steal our unique selling proposition? Since when did yoga capture the market on spiritual and emotional growth? And when did the martial arts world become all about cage-fighting, physical techniques and/or ways to throw birthday parties, run after-school programs, and upgrade students to ?leadership courses??

I have often heard it said that schools in the UK are 10 to 20 years behind schools in the U.S. Well, that?s just not true. Why don?t you all just skip the crass commercialism, skip the stupidity of high-pressure sales, skip the cheesy promotional ideas, skip the lame collection policies, and skip the great American pastime of chasing the dollar and thinking that bigger is always better. We don?t, in general, know how to do it over here in the States and better that any other country. What puts you ahead of the game is that you can learn from our mistakes --and then you won?t have to go through this demeaning period of selling out for profit that?s causing more than a good deal of damage to our image. In fact, many of us are rapidly moving away from the ?business? aspects of school management and seeking, once again, to find a kind of mastery and enlightenment in our martial arts journey.

The systems and the business of our industry are important and essential, as is brushing one?s teeth. You have to brush your teeth to stay healthy; but we all know that we don?t LIVE to clean our teeth. We live for purpose and meaning and intent and passion.

I would like to suggest that you skip a lot of the martial arts industry?s standard methods of operation, even if they seem attractive at first glance, and use your creativity to craft methods that you feel are sound. Go with your gut instincts, not necessarily what?s working for some bloke in a suit half-way around the world. If you innovate now, instead of following the pack, I predict it wouldn?t be long before folks in the States are coming to your seminars to learn the art of martial arts business.

Am I Really A StrollerMonger?

Am I Really A Stroller-Monger?

 by: David Leonhardt

I was reading A Modern Infant Armada, a humor column in Maclean's Magazine written by a fellow humor columnist. Writing about it now is a bit like a painter painting another painter or a singer singing about another singer (but it not like a cook cooking another cook.).

David Russell (yes, another humor columnist named David) laughs at his neighbor for parking both cars in the driveway to make room in the garage for four strollers for just one child. I laughed with him. Four strollers for just one baby is ridiculous, right?

However, David Russell becomes a parent himself, a condition that afflicts many unsuspecting homo sapiens, and he concludes that a call to his neighbor is warranted: I need to see if he can help me get a fleet rate.

Traitor! I cried out. Stroller monger!

Who's a traitor? my wife asked as she walked in the room. And just what is a stroller monger.

I resisted the obvious answer that a stroller monger is somebody who mongs strollers. David Russell. He says that one stroller is enough for any child, but then he decides to buy an entire fleet.

Say, we could have saved a bundle if we had applied for a fleet rate, my wife mused.

What? We don't have four strollers.

My wife smiled. It was a sweet smile you could just fall in love with...if you did not know that it meant, Oh yes we do!

We do not.

My wife took out her counting fingers. First there is the car seat, she said, pressing down the first finger. We snap it into the stroller base whenever we go anywhere.

OK, that's one.

Then there is the SUV, she said, pressing down on a second finger. The SUV is a full sized stroller. We bought it when we were still squeezing it on a downtown apartment. With no storage space, it stood in the entrance area, blocking our path to the kitchen and any hope of escaping if the place caught fire. The SUV is the Hummer of strollers.

OK, that is a stroller, I will grant you. But that's just two.

We also have the fold-up stroller, my wife said, pressing down a third finger.

But she's not even using it yet.

She will soon and we have it now, my wife pointed out. Then there is the old fold-up stroller we kept as a backup. That makes four.

You can't count duplicates. That's double counting.

It takes double the space, my wife insisted. We have four strollers.

I stared in silence. Slowly it sunk in. Yes, there were two Davids who were humor columnists, but there were also two Davids who were stroller-mongers.

Uh-oh. My wife was smiling again. She was watched for just the right moment to strike. Our baby has more seats in this house than anybody else has.

That's ridiculous. No sooner had the words left my mouth than I remembered the boomerang rule. Words like ridiculous, ludicrous, silly, stupid and big mouth usually apply only to the person who speaks them.

My wife rhymed off our seats, Three on the couch, two chairs in the living room, six in the kitchen, one in the bathroom and one at each of our desks. Plus the three red chairs Little Lady has in the living room. That makes 17.

Ha! I knew it couldn't be true.

Then came that deadly sweet smile again, the smile that said, Take my hand while I lead you around the house to see why you should think first and shout 'Aha!' later.

In the kitchen stood the high chair and the sit-in play saucer. In her office sat the rocking chair that never rocked and the bouncy chair that never bounced. There was the swing seat, and there were two cushion seats for sitting upright on the floor. She opened the door to the enclosed porch, and there were the four strollers and the car seat she would soon be using.

That makes 12, my wife tallied. We each have fewer than six.

I thought really hard. Aha! I said again, proudly pointing out that this time I had thought first and shouted 'Aha!' later.. We have three chairs on the balcony, and six on the patio. There are also six folding chairs for the fire pit.

Desperate times call for desperate measures, and there was no reason to forget all the outdoors furniture at a time like this. Unfortunately, there was no reason to forget arithmetic, either. Our baby still had the most seats in the house and outside the house, too.

Uh, do toilet seats count?

My wife smiled her sweet smile again, a smile that could only mean, So, stroller monger, what do you have to say for yourself now?

I knew that another humor columnist named David had just been labeled a traitor. Meekly, I mumbled. Lawn tractor seat?

Profit of Investing in Real Estate

The stock markets have crashed and recovered and then crashed again. Similarly for commodities like silver and gold. The overall trend for silver and gold is positive though . Also stock market indices too over the years look positive. But that's an index, only if you buy the right stocks do you get the benefit. Essentially the risks, with an investment like stocks, are huge. Moreover less risky instruments like Mutual Funds have huge entry and exit fees.

Real Estate is the one investment from which you can get a steady income, and at the same time enjoy a steady appreciation. This specially holds good if you buy apartments close to IT parks, railways/metro stations in any big city, close to any place of commercial or industrial activity. A rental income is an assured monthly income with little hassles, all things going right.

It's also a usable investment. You can feel it, touch it, live in it, rent it out.

Currently real estate prices are increasing literally on a daily basis. This is definitely not a trend that is sustainable. If you plan to realistically invest in the real estate market, please ensure that you have a timeframe of a few years. The current real estate increases are hugely attributed to the buying power of IT professionals and their willingness to pay a premium for any piece of property. Places like Kerala too have show steep escalations and the main reason is the money flowing in from the Middle East. Even though Keralites believe that the land prices there are now higher than what they should be, on comparing to cities like Bangalore, Kerala is still very under priced. Similarly for Pune. Land prices in Pune are seriously undervalued compared to Bangalore. In 2005 you could purchase land in Kondhva for around 300 Rs per sq feet and land in Bhugaon close to the IT Park for 400 Rs per sq feet. The prices have increased a 100% within a year. It's still cheap compared to Bangalore !!

High incomes of IT employees, a bull run on the stock market and foreign repatriations have made the Indian real estate market a little volatile at this point. But a country with a billion people and still growing will always have a housing issue, and any investment in the housing market can never go wrong. Real estate; whether land or houses will always sell at a premium.

For most people who live in 3 storeyed apartments that are over 20 years old, builders have offered schemes where current apartment owners sell the land and building to the builder, in return for a bigger apartment. The builder constructs a high rise there and recovers his cost from the fact that in a building where there were 12 apartments, there are now 60. This is a win-win situation. Builders get prime land in the city and the apartment owners get an upgraded apartment that has a lot more market value.

Rents too have been on the increase. Apartments close to work places or transportation hubs rent well. Since most tenants are professionals, owners need not worry about tenants staying for long periods and then refusing to vacate.

Interest rates in India are much much higher than in the US. There it's about 6%, we're close to 9%. Realistically you can expect property to appreciate between 10-15% every year. Holds true more for land. For housing the property price increase usually depends on increase in costs of raw material like steel and cement.

Do not always look at real estate just as an investment. A house is always a great place to live in. For first timers, do not look at real estate as an investment, but a home to go to.

Living The Laid Back Life In Tennessee

Tennessee is a great destination for the avid vacationer and the couple or family looking to get away to a more rural lifestyle. Of course if you are into the big city life, Tennessee can accommodate you for that as well.

Eastern Tennessee is one of the foremost vacation destinations in the Southeastern United States with cities such as Gatlinburg, Pigeon Forge and of course the Great Smoky Mountains National Park. The Smoky Mountain National Park is the most visited National Park in the United States with more than 9 million visitors every year and Cades Cove is the most popular destination within the park. Cades Cove offers a look back to what life was like for the early settlers during the 19th century. A 10 mile loop road around the Cove is the highlight of a visit here.

The park also includes more than 800 miles of hiking trails for everyone from a casual nature walk to backcountry rock climbing.

Gatlinburg is the main town that services the National Park and if you aren't camping in the park you are probably staying in Gatlinburg. An interesting little known fact about Gatlinburg is that ten times as many people lodge in Gatlinburg every night as live there. Gatlinburg and the surrounding area boasts accommodations for more than 30,000 people. Some of the more popular places to stay are in log cabins with incredible mountain views or in a secluded wooded cabin away from everything. There isn't anything that will give you more of a sense of the rural and relaxing lifestyle than to vacation in a log cabin.

Gatlinburg's sister city, Pigeon Forge, offers many attractions and hotels on the main road through town. Go-karts and the Dollywood theme park are the more popular attractions. Pigeon Forge also boasts one of the largest outlet malls in the south for the person that can never get enough shopping.

Tennessee has a rich history that includes many major battles fought in the Civil War. If you are a civil war buff you can visit such historic sites as Chattanooga National Military Park, Fort Donelson National Military Park, Shiloh National Military Park, Stones River National Military Park and the Andrew Johnson National Historic Site as well as others.

If you would like to live in Tennessee and still be close to the mountains, but away from the tourist areas, then Knoxville is your city. With a population of 180,000 and great home prices you can be within 45 minutes of the Smokies and enjoy everything the city has to offer.

And if you do enjoy the amenities of the big city life then Memphis will surely accommodate you. The Memphis metropolitan area has a population over 1.2 million and offers everything you could want in a big city. It is famous for music and has produced several genres of well know music such as the blues, rock n roll and gospel. Some of the more famous Memphis musicians are B.B. King, Johnny Cash and of course the King of Rock n Roll, Elvis Presley.

Tennessee offers a little bit of everything for almost every one. Come and enjoy a great vacation or choose Tennessee as your permanent address.

Alan LeStourgeon writes about several areas of the country on his Melbourne and Palm Bay web site where you can get more information about the Tennessee lifestyle and search Tennessee MLS listings for a new home.

Before You Jump in the Free Agent Pool!

Before you Jump Into the Free Agent Pool!
by Linda Blew Carlson

A free agent used to be a sports figure, or entertainer whose contract had run out and was looking for a new one. But with the change in our economy and the survival mode that companies have switched to, a vast number of people have entered the arena of free agents. Recent books and articles claim we are becoming a Free Agent Nation, within a Free Agent Economy.

Are you ready to join the millions who have chosen to become free agents? If you have or are planning to change your work life and want more choice in what you do and how you do it, you need to consider two things. How good are you at working with others? Do you know what you naturally do best?

If you can answer these two questions quickly, think about whether these are skills you have learned or whether they come naturally. Many people think that being trained to do something well is good enough; others will buy this knowledge or skill from them. That may be true or it may be short lived. There isn't much today that you can learn that will not become obsolete about the time you learn it. People aren't very flexible when they learn a skill. They learn how to do it best and lack the flexibility to adapt when the skill is no longer required. How do you stay flexible? Identify what you were born to do and you easily adapt to changes!

Being a successful free agent depends heavily on people skills. The Income part depends on your being able to cut directly through the defenses of people who are inundated with info the minute they get out of bed in the morning. It is pretty unrealistic to think you will get enough work to support yourself by relying on others to tell someone else how good you are. So brushing up on your people skills is essential.

There are some great resources for you, the prospective free agent. For instance Dan Pink in his new book defines what you are feeling right now. He says that people by the thousands each day are fleeing the organization to become free agents. He says; This person is the independent worker who operates on his or her terms, untethered to a large organization, serving multiple clients and customers instead of a single boss. This is good information. You need to know where you fit in the scheme of things.

Toni Lonier wants to give free agents the tools they will need to succeed. Barbara Reinhold recognizes the personal fears and gives advice and resources to deal with them. Sara Horowitz has developed a place where free agents can get similar and sometimes better benefits than organizations offer. This takes care of the basics. But no one has asked or answered the really important questions yet. How good are you at working with others, really? Do you know what you naturally do best? (This is usually very different from what you have been trained to do.)

Many free agents recognize that going it alone does not mean being alone. A recent issue of INC. has its cover page devoted to an example of going solo and teaming. Newer web sites do recognize the need for building teams that share projects and personal support. These sites talk about the need to get along well with others, and how to make significant contributions to the team. But just getting along with others doesn't mean you know how to get the best performance from them, or yourself for that matter.

So, what we have going today, is a growing understanding of the role of the free agent. We also have an expanding amount of information generated by people who are free agents themselves to help us. We have existing groups and new ones forming that will share and support us. What is missing?

Recent ground breaking research, provides answers for the two questions you must face, before you really stand a strong chance of making it as a free agent. It explains how to get others to give willing cooperation consistently. It explains what you have as in-born skills, that not only showcase your learned skills, but also come to your rescue when you need help.

It is important that you create and environment for yourself that removes the uncomfortable stress you have felt in organizations, and provides the greatest opportunity for your success, while being yourself. That means you need to maximize your strengths and minimize your liabilities. It also means that you can capitalize on your natural skills and be able to help others do the same. This new research gives you the ability to do all of this, along with the insight into how to form powerful teams, that quickly gain recognition for outstanding performance.

There are two simple steps to take before becoming a free agent. First, I suggest you go to the web site at http://www.styleworks4u.com and get information that will make establishing your free agent status faster and easier. It will give you an opportunity to take some free assessments that will identify what you are naturally good at. This is the starting point.

The authors books mentioned above, and many others, can be secured at any major library, or from most of the major Internet book sellers. Also a couple of key sites to get information on free agents and business are: www.fastcompany.com and www.business2.com. As you surf the search engines and directories, you will find many excellent sites and web pages. When you make the jump into the free agent pool - give yourself the very real chance for success!

Linda Carlson is President of Focus I. Inc. and has been a free agent all her life. She is dedicated to helping others work freely and powerfully. Her bio and story can be found at; http://www.styleworks4u.com/cgi-bin/index.cgi/about/index.html

10 Signs You Need a New Bra!

If you're like most women, you dread the day you have to go bra shopping. Women have mental lists of reasons why to not shop for bras: they're expensive, they don't like to shop for themselves, and they don't have the time or the patience to try on every bra in the store, or just can't find the right fit! Frustrating? There's no avoiding it-sometimes you need to buy a new bra-and that doesn't mean when the wires are poking you through the fabric! Knowing when to get a new bra is essential to helping you keep bras that are comfortable and shapely. Here are a few reasons you may be in need of a new bra-now.

1. If Last Summer was the last time you bought a bra. Bra shopping can be expensive. It can be easy to spend $50, $75, or even $100 on a bra, but there are plenty of bras for under $30 as well! Think of it this way, if you can spend that money on a mani/pedi or a couple of movie tickets, you can definitely spend it on a bra!

2. A Special Occasion. Do you have a wedding coming up? A 'formal' dance maybe? There are certain occasions you may need to wear a strapless or 'convertible' bra-essential to every woman's wardrobe!

3. Great News! You're Pregnant! You may not need a maternity bra just yet, but expect to grow a couple of sizes during your pregnancy. Even women with small breasts will eventually need a bra with underwire for support during pregnancy. Taking care of your breasts during pregnancy and nursing, with good bras, can minimize post-baby sagging. Look to brands such as Bali, Playtex, and Calvin Klein for comfortable pregnancy/nursing bras.

4. Your bra just doesn't fit right. If your bra is stretched, the back strap rides up, you're constantly adjusting, or you're embarrassed to wear a tight-fitting shirt-you need a different bra. Be honest with yourself first-Do you wish you were a C cup, but are really a B cup? Or what if a DD is just too small for you? Your bra should support and shape you, without restricting you. Your bra should not be loose in any way when you stand up straight. Don't be ashamed to check out full-figured or plus-sized bras for the right fight. If you wear t-shirts often, a good seamless bra is essential. Again, stop stressing about your size! Get a bra that is going to be comfortable.

5. Your bra's best friend is your washing machine. Remember this-bras should be hand-washed. Most of us don't have the time, but in this case, do yourself and your bra a favor a get a lingerie bag! Bras that are machine-washed/dried need to be replaced much more often than ones that are gently hand-washed.

6. Underwire poking at your skin. The underwire in a bra should lay flat against your skin, underneath the breasts. If you feel the underwire poking through the fabric, you need a new bra! Find yourself adjusting the underwire back to its proper position throughout the day? It's time for a new bra.

7. Holes in your bra. If your bra is in any way torn, this is a sign it needs to be replaced. Think of it this way, a bra with holes in it can tear completely at any moment. What will you do then?

8. Your bra is not the same shape and does not have the same support as a new bra that is the same size. This is especially true for sports bras. If you hold up your existing bra to a new one of the same size and it does not look the same, you've worn it out! Champion or Adidas are good brands for sports bras.

9. You have gained or lost weight. Your breasts are made up of, mostly, fatty tissue, so when you gain or lose weight, it may make a significant change in their size-assuring you a new bra. Whenever you gain or lose 10 pounds, you should get fitted for a bra to ensure you are buying the right size for your body.

10. Ready for a New Look? You don't have to wait until your old bras are ripped and torn to get a new one! Have fun with it! If you usually wear plain cotton bras, try printed, sexy, lace bras for a quick pick-me-up. You may discover a whole new bra-world for yourself!

Bra shopping shouldn't be frustrating. If you happen to find a bra that fits you like a glove you may want to but a few in case they're discontinued! Have fun with your bra shopping, but remember, a good bra should be comfortable and should support you-it should not be a nuisance. Happy shopping!

Hiking Some Things To Consider When Picking A Backpack

There's an amazing range of backpacks available today in all shapes, sizes and colors and with enough add-ons to keep even the best of the 'gadget freaks' happy for days. However, if you're looking for a suitable backpack for hiking then there are a few basics that you need to come to grips with.

Small packs, such as waist packs or fanny packs (this term always conjures up memories of Albert Brooks and Michael Douglas in The In-laws), are not strictly speaking backpacks, since they are not worn on the back. Nevertheless, they serve the same purpose on a smaller scale and can be ideal for short hikes.

These smaller packs normally have a strap and two or three compartments and can be used to hold a number of handy items such as a water bottle, nutrition bars, sunscreen, insect repellant, band-aids and other small items.

Some smaller packs, often called hydration packs, even have special water bladders with drinking tubes. These normally hold anything up to a couple of gallons and again can be useful. You should remember though that a gallon of water weighs about 8 lbs.

If you're going on longer hikes, or need to carry more with you, then there are lots of different backpacks to choose from. Most of these are categorized by size, which is often expressed in terms of their volume in liters.

Day packs, as their name suggests, are designed to be used on reasonably short hikes. They are normally anywhere from about ten to thirty liters in volume and come in various styles. They will all have shoulder straps and some will have a chest strap and/or a belt strap.

Larger packs, from about thirty to seventy liters, go by a variety of names including, midrange, midsize, light duty packs and others. Packed correctly, they can hold quite a lot of equipment and it's easy to get carried away and try to pack everything including the kitchen sink. Be careful and remember that, whatever you pack, you have to carry it.

These backpacks need to be of a sturdy but lightweight construction and should have good broad shoulder straps and a waist belt. It's also very helpful if they have the now commonly seen plastic 'dog-leash' quick release buckles.

The largest packs, which have a capacity in excess of seventy liters and usually have a number of special features, are generally referred to as heavy duty, full-sized, expedition or something similar.

These large backpacks normally have special supports threaded through the shoulder straps and across the back or waist to help stabilize the backpack and make it easier to carry. They are also often designed to be carried higher on the back to keep the load off the lower back and so help to prevent back pain and fatigue.

The best full sized packs are manufactured from extremely strong composite materials, which are just about indestructible, and come with all sorts of lumbar support, pads and well designed balance mechanisms. Many will also have special compartments to hold all sorts of different things including sleeping bags or even a small tent.

At the end of the day the most important thing to remember when it comes to choosing a hiking backpack is that you will have to carry it. So, think very carefully about just what you need (not want) to take with you before you set off and pack this and nothing else.

Why Use Seller Financing?

Arranging a seller-financed transaction can be complicated, and typically, one or more attorneys get involved somewhere along the way. But there are several good reasons to use seller financing. First, it can make the property more marketable, especially when market interest rates are high. High interest rates translate into high mortgage payments, making it harder for some potential buyers to qualify for a loan. By offering seller financing at a lower-than-market interest rate, a seller can make his home more attractive to potential buyers.

Seller financing can also benefit a buyer who doesn?t qualify for institutional financing. With seller financing, the buyer avoids some of the institutional loan costs, such as the loan origination fee. And a seller may agree to a smaller downpayment, reducing the amount of cash needed to close the sale .

These benefits to buyers can translate into higher prices for sellers. For example, say a seller wants $250,000 cash for her property. A buyer might be willing to pay $257,000 if attractive seller financing terms are offered. In essence, the buyer would pay an additional $7,000 in exchange for a low downpayment, fewer closing costs, a favorable interest rate, and lower monthly payments.

Seller financing can also offer the seller important tax benefits. Because the buyer is paying the purchase price in installments over several years, the seller is allowed to spread out the profit from the sale over that same period. Only the profit actually received each year is taxed in that year. As a result, the seller can spread out the tax payments out over a longer period, and may be able to take advantage of a lower tax rate. Always advise a seller to consult an accountant or attorney about the tax implications of seller financing.

What You Need To Know To Stop Foreclosure on Your Home

Understanding how to stop foreclosure is essential, especially if you find yourself unable to make mortgage payments. The faster you act when facing financial problems, the easier it will be to stop foreclosure homes. The longer you are in denial, the fewer options you will have.

Even if you have bad credit, if your home has a lot of equity you may be able to get a refinance home loan package. If you can borrow enough money on a new home loan to pay off your mortgage, arrears, and by costs, you canstop foreclosure.

In most states, the law stipulates that if you pay your arrears in full, your lender must stop foreclosure. If you don't owe much in arrears, this is a useful option to keep in mind, especially if you have some way of raising the funds.

You and your creditor may be able to come to some sort of agreement to stop foreclosure. There are several ways to do this:

You can choose to let a third party negotiate for the home loan to be settled for less than the original amount. A new loan is arranged to pay the lender the late payments and the various transaction fees that have accrued.

If you are not very behind, your lender may be convinced to temporarily lower your monthly payments, your interest, or bywise make repayment easier for you. A professional stop foreclosure negotiator may be able to help you accomplish this and stop foreclosure on your home.

If you can, arrange with your lender to pay as much of your arrears as possible up front. Pay the rest in agreed-upon monthly increments in addition to regular payments. For this to work, you need a down payment and proof of income. However, most lenders will happily accept this agreement and stop foreclosure proceedings.

You can try forbearance. In this situation, the creditor agrees to stop foreclosures proceedings and legal action. In exchange, the debtor must agree to pay a specific sum of money, make property repairs, or possibly put the property up for sale.

Choosing the Perfect Jogging Stroller

When choosing the perfect jogging stroller, a very important question to ask yourself is whether you want a swivel or fixed wheel. The benefit of choosing a jogging stroller with a fixed wheel is that it will offer the stability and straight tracking that you will require. The front wheel tends to be larger on a fixed wheel model which means it will be a smoother ride for your child and will handle bumps better at any speed.

When shopping for a fixed wheel jogging stroller there are several questions you should be asking yourself. Is this stroller travel friendly? Is it important to you that your jogger stroller has a folding mechanism? Consider whether or not you it is important to you that your jogger stroller also has a bike trailer included for people that cycle. For those of you are that are off-road runners, nature trail enthusiasts or live in a neighborhood with bumpy sidewalks, you should consider purchasing a jogger stroller with sturdy frames, suspension systems and high-quality construction.

If you do not plan on actually running with your jogging stroller then you might want to invest in one with a swivel front wheel. A jogging stroller with a swivel front wheel is an appropriate choice for indoor use, such as malls and the grocery store. The swivel wheel jogging stroller is usually 12? or less whereas the standard fixed front wheel is 16?. Although swivel wheel jogging strollers are less graceful with bumps and do not tend to track as straight they make tight turns much easier. These strollers can be used in a non-swivel mode for the occasional light jog.

Choosing a swivel wheel jogger stroller that is car seat compatible is also an important decision to make. A car seat compatible swivel wheel jogger stroller is convenient for transporting your child from the house to car to stroller without having to wake them up.

Bras Men Like

What bras do men want to see you in?

I asked my guy.

He said a bra that is easy to take off. Bras that look like lingerie. Black bras. I wasn't satisfied with the answer.

I gave him the unenviable job of going through lingerie catalogs to tell me which bras he finds sexiest.

The verdict.

Strapless bras. A huge surprise to me as I thought these were purely functional. Worn to avoid tiresome straps under tube tops, off shoulder tops or strapless outfits.

His rationale. He just finds strapless bras very sexy. A huge turn on. The simplicity catches his eye. No messy strings. Bare shoulders which he simply loves. Most importantly, they look really easy to take off.

Next in line is the lace bra. That is because lace bras are very beautiful. That I agree with him. Lace bras are very pretty.

In 3rd place is the push up bra.

This one is obvious. Push up bras make your breasts look much bigger. These padded bras add inches to your bustline. The Gel filled bras really boost a girl's assets. A way to get that cleavage without resorting to surgery.

He was saying for girls who really want to turn on the men, go for these 3 types of bras. These are the ones that leave men wanting more.

I do know the kind of bras he simply hates. The fussy types with multiple hooks, the cotton granny type of bra with thick ugly straps that are popular only because of comfort and anything that makes breasts look smaller. In other words, don't waste your time with minimizer bras.

So if you want to dress for your men, what you wear underneath counts too.

Utah Mortgage What to Expect When Buying a Home in Utah

Maybe you are buying your first home in Utah, or perhaps you are relocating to Utah from another state. Either way, it?s important that you educate yourself on Utah home loans before shopping for a home and mortgage. This article explains what you will need to know before buying a home in Utah:

The median price of a home in Utah is $146,100. Recently, homes in Utah have been appreciating at rates below the national average. Therefore, affordability is favorable in the state of Utah. Interest rates in Utah are below the national average, and job growth rates are the third highest in the nation.

The price of homes in Utah varies widely between zip codes. For example, in Salt Lake City, Utah, the median price of a home in the summer of 2005 was $262,000; however, in Provo, Utah, the median price of a home was $236,000, and in St. George, Utah, it was $200,000.

In Utah, mortgage financing and regulation are monitored by the Mortgage Lending and Servicing Act. Lenders and brokers are not allowed to charge Utah borrowers any fees while the loan is being processed. Additionally, at loan closing, the lender must supply the borrower with any information regarding the balance of an escrow account, unpaid balance of the mortgage loan, and date and amount of all payments credited to the borrower?s account.

Utah residents qualify for both state and federal housing programs. The state of Utah offers below market interest rate loans to low or moderate income residents who purchase homes in qualified rural areas.

WHite Doves at Weddings Bringing Back an Age Old Tradition

For thousands of years, white doves have been a traditional symbol in
wedding ceremonies.

To the ancient Egyptians, the dove represented quiet innocence.
The Chinese saw the dove as a symbol of peace and long life.
To early Greeks and Romans, doves symbolised love, devotion, and
caring.

The dove was the sacred animal of Aphrodite and Venus, the goddesses of
love.

In these ancient cultures, the groom would give a dove to the bride,
symbolising his promise to help care for her and for the family.

These days, Doves are regularly released at weddings as a blessing for
the bride and groom.
Doves pair up for life, so they are a true representation of love and
the eternal commitment that a couple have made.

This tradition has become hugely popular at weddings in the United
States, Canada and the UK in recent years. It is also quickly gaining popularity in Australia.
There are many bird fanciers that have put their expertise to providing
doves for release at events in their local area.

It is easy to have a spectacular white dove release at your own wedding
that is just as enchanting
as it would have been for people that participated in the weddings of
ancient times (probably much more!).

WHite dove releasing is an art-form. There is much more to it than
meets the eye. In order to explain this, I am going to reveal a secret to you. (SHHH! Don't tell anyone!)

The White Doves that go to weddings are actually white racing pigeons. Doves and Pigeons are a bit like cousins in the animal world.
They are not exactly the same, but they are very similar. Only a bird
expert would be able to spot the difference at a wedding.

It is important that only pigeons are released at weddings. The reason for this is that the pigeons have a homing
instinct, the ability to fly back to their home after they are released.
Whereas real doves would just fly up into a tree. You can't get them
back so they'd have to fend for themselves. How very cruel!

That is where the art-form I was talking about comes into it.
Professional Dove Releasers start by selectively breeding the most beautiful white
pigeons, with the pigeons that have the stongest homing instinct. This
happens long before
they attend your wedding, taking everyone's breath away.
There is a lot of effort involved to get the birds with just the right
mix of beauty and brains!
These birds then go through an intense training period for the first
year of their life
-just like athletes preparing for the olympics.
After this we are confident that they will be able to fly home from
anywhere within a 80km radius.
In my case, birds from the Heavenly Doves loft must be able to fly home
from anywhere in Sydney.
(Racing pigeons can fly back to their home loft from hundreds or
thousands of kms away).
Using racing pigeons is the only humane way to release doves because
the birds will always go home to be well cared for with plenty of food, water and security after the ceremony is over.

We also choose the birds with a good nature and get them used to being
handled by people (especially nervous newlyweds)so that you can be confident that the doves will be relaxed at your
ceremony - No pecking Birds!

The other aspect of the art-form is the way that the doves are
presented and released at your wedding.
It is essential to have an experienced dove release attendant at the
wedding. Firstly because we have a whole assortment
of ornamental cages and baskets that you can choose to have your doves
displayed in, plus you have the choice
of releasing the doves from your hands or directly from their cage or
basket.
Secondly, an important part of a good dove release is the placement of
the doves and the timing. By this I mean
performing the dove release at the best location and during the part of
the ceremony that makes it
a memorable experience for the bride, groom and guests. We make it a
high priority to ensure good photos and video footage
too. Professional Dove releasers have to go to many weddings to learn
good placement and timing.

You may have seen an email going around recently. It is a picture of a
pair of newlyweds releasing their doves by hand.
The groom is in a pin-striped coat and the bride is wearing a strapless
white satin dress.
The couple are enthusiastically tossing their doves into the air. But
it's not only the doves that find their freedom.
The brides breasts managed to escape from her dress when she threw her
dove into the air.
Their photographer managed to capture the event perfectly!
I am telling you this story because it is another reason to hire
professional dove releasers.

I know it feels great to hurl the doves into the air at the end of your
wedding ceremony. But we have always recommended to our clients that you only have to open your hands to let the doves free (even if the bride is wearing a cast-iron bra
and a dress with straps of steel so there is no danger of exposing
herself).
The reasons we tell people NOT to throw the doves are, firstly, the
doves need no encouragement to fly away.
They love to fly and can't wait to get out of your hands.
But more importantly, when you see the photos of the dove release in
months to come, you will probably think that you look
ridiculous with your hands up in the air doing the hallelujah pose.
These are all the aspects that professional dove releasers consider
when taking doves to your wedding.
Another thing, if you are considering incorporating a white dove
release into your ceremony,
don't (I repeat DON'T) let one of the groom's know-it-all mates
organise it for you!
These are the kinds of blokes who would try to get the best deal with
everything by taking short-cuts
....do you know anyone like that? The problem is that they know nothing
at all about birds.

I occasionally get calls from guys like this who want to uy some
birds on the cheep (pun intended).
I always tell them that we never let our birds go to an event without a
dove release attendant.
If these guys ever do manage to get hold of some cheap white birds, I
certainly wouldn't want to go anywhere near them
- you never know what sort of diseases they might have. Plus, you would
be lucky if they don't go splat on the ground
when they are released because they don't have the fitness to fly very
far.
Professional Dove Releasers always have clean, healthy, fit birds.
They are bathed regularly and because we know a sick bird when we see
one, we are always checking our pigeons for lice, worms
and other bird diseases.
By hiring a professional white dove releaser, it's the only guarantee
that the doves at your ceremony will be perfect.

Regain Lost Confidence By Buying A Mastectomy Bra

Surviving the surgical procedure mastectomy doesn?t end after going through the operation. A woman still needs to confront the difficult challenge of living a normal life despite the noticeable changes done on her body. The loss of a part or the whole breast usually leads to a significant loss of confidence and self-esteem. As part of the recovery process to regain the lost confidence in one?s health, there are a number of alternatives available to women.

Surgical reconstruction of the breast is often not opted by many women right after mastectomy because of the inevitable trauma that comes with these kinds of procedures to both the body and the mind. Usually, it takes several months that can stretch to several years before these women are ready to undergo the knife again. Still, there are some who are adverse towards surgical augmentations. There are a number of feasible options for these women. Short-term alternatives available are breast prostheses and mastectomy bras.

A mastectomy bra is especially intended to keep the breast prosthesis secure for women who have gone through mastectomy to treat breast cancer. These are particularly designed with no underwires for maximum comfort. This bra permits the prostheses to move like the regular set of breasts as the wearer moves. In truth, there is not much difference between a mastectomy bra and a regular bra. However, one will note that a mastectomy bra has built-in stretch pockets in the cup area for one to place the breast prostheses.

Losing a part or the whole breast can somehow strike a feeling of imbalance which stems from symmetry and proportion that most human beings take for granted. To regain a sense of balance, the mastectomy bra promises a number of advantages.

1.It aids body posture because of the ultimate support that it provides.

2.It gives some form of protection to the wounds and scars which are a result of the surgery.

3.It can somehow reduce the chances of obtaining back problems, neck and shoulder aches.

It is certainly good news for the women out there who still want to feel sexy and feel confident about their bodies despite having gone through the surgery. A fabulous way to wear breast prostheses is to wear it with a sheer mastectomy bra with lace trimmings. On the other hand, there are mastectomy bras in posture styles which are specifically designed with full crossover backs to give the front more support.

Mastectomy bras have kept up with the latest styles done on regular bras. A number of brands that offer stylish mastectomy bras are Playtex, Jodee and Amoena, which are known to carry this type of bra in a variety of designs and fabrics ranging from the lacy ones to sporty ones.

Although this type of bra may not be readily available in malls nationwide, there are specialty stores which carry a variety of mastectomy products and accessories as well as the professional service of a mastectomy fitter.

This fitter is sufficiently trained and experienced to assist their customers in choosing clothes that have the perfect fit given the current condition of these customers. Nordstrom?s in fact allows the addition of prostheses pockets to normal bras for a minimal fee and sometimes for free on all bras sold there. There are also online stores like the sites below.

Joyce Dietzel writes articles for my-bra-store.com a website dedicated to the most comfortable bras for you.

Advanced Backgammon Strategy Backgame Advice

Backgammon is a race game. You have two options: try to win the race by advancing forward; or, give up on the race, make a prime, wait for a shot and hit it. If you choose (or are forced to choose) to hang back and wait - you're playing a backgame, according to some earlier backgammon strategies. Contemporary theory has a more specific treatment of defensive strategies; and, the term ackgame is used in a more limited sense.

Defensive structures often include one or more anchors. A single anchor on an advanced point (5, 4 or 3) is a holding game. A single anchor on a deep point (1, 2 or 3) is a deep anchor game. Advanced or deep anchor games have corresponding winning strategies; the 3 point, indicated twice, illustrates the difference. Early in the game it acts as an advanced anchor, covering the outer field and affording winning expectations by either hitting an outer field shot or simply winning the race. Later in the game, often behind a prime, it is similar to the deeper points, with winning strategies reduced to hitting a late shot in the bear-in or bear-off or rolling several large doubles.

The defining characteristic of a backgame is that the defensive structure includes two or more anchors. The backgame's corresponding game plan is to hold both points as long as necessary, force your opponent to bear in or off awkwardly, hit a late shot and contain the blot behind a prime. Typically, the backgame anchors are deep and close together (1-2, 1-3, 2-3, 2-4). Keeping them back delays the moment when the winning shot comes and allows time to prepare a prime to contain the piece(s) you hit. If the defensive structure's two anchors are widely separated (1-4, 1-5, 2-5) or are both advanced (3-4, 3-5, 4-5) either can be called a backgame. However, in practice, such structures usually don't turn out to favor the same strategy as the deep anchor backgames. If the anchors are both advanced, one anchor is often lost and the game proceeds as a single anchor holding game. If the anchors are widely separated, one anchor can be lost and the game proceeds either as a holding game or a deep anchor game.

Is there a quasi-backgame? This may be the 1-5 game and there's usually no reasonable possibility of holding both points until your opponent leaves a shot. Even if that is possible, the strategy isn't nearly as threatening to your opponent as a deep anchor backgame. Consequently, you are often faced with deciding between holding the 5 point, giving up the ace point and losing the race; or, giving up the 5 point, allowing the ace point to be primed and getting gammoned.

If the defensive structure includes 3 or more anchors, it's clearly a backgame. Typically, such structures afford excellent, winning chances. Nevertheless, if your shot comes before you're ready, the result is often a gammon or backgammon loss.

Can a backgame be too big? Can you have too many points back? Of course. Players have been cautioned not to let a backgame opponent get too many pieces back. However, it's ineffective to focus on how many pieces back is good or bad. Instead, look at the entire board. Whether more or fewer pieces back is bad or good depends on where they are, both players' forward structures, and the crucial timing of preparing a prime to be ready when the awaited shot finally comes.

Bulgarian Property Guide

Bulgaria has attracted a lot of attention over the last two years, as foreign buyers and investors flock to its emerging property market. In 2004, foreigners invested over Euro 500 million in Bulgarian property, compared to Euro 98 million in 2003. Frequently listed in the top 20 places to buy a foreign property, Bulgaria is now firmly on the property investment map.

With EU entry forecast for 2007 investors are keen to buy into the Bulgarian market to reap the inevitable rewards of capital appreciation and establish a rental income in a country that has demonstrated increasing tourism over the last few years. In the first 6 months of 2005 alone, over 2.7 million tourists visited Bulgaria; with a 42% increase in the number of British tourists. By 2020 the World Trade Organisation has predicted that the number of foreign tourists visiting the country will increase to 10 million.

The most popular regions for foreign property investors can be broadly categorised into 3 sectors: the Black Sea Coast, Sofia and the mountain ski-resorts. Other buyers are attracted by the old houses inland that can start from as little as ?1,700 and the medieval charm of picturesque cities and villages like Veliko Turnovo, Arbanassi and Tryavna in central Bulgaria. Enjoying over 300 days of sunshine a year, boasting a coastline that stretches over 380km, spectacular mountains, eco-tourism and some of the most affordable property in Europe, there is no wonder that Bulgaria is attracting such interest. Property prices in some regions have doubled in the space of the last two years alone ? though new apartments on the coast are still available from as little as ?20,000.

Despite recent bad press about developers and estate agents in Bulgaria over-estimating rental returns and exaggerating capital growth rates, Bulgarian property remains under-valued and is a good investment.

Finding the Best Budget Car Seat

Picking a car seat for your new infant is one of the most critical choices you will make for your child's early safety. The U.S. National Highway Traffic Safety Administration reports that a properly installed child safety car seat in a passenger car can reduce the risk of fatal injury to infants by 71 percent, and to toddlers by 54 percent. In fact, many states and provinces insist that children be transported in an appropriate car seat. Check your local regulations before choosing a car seat, and be aware that you may need to purchase more than one car seat to meet your child's needs as he or she grows.

Car seat retailers offer a variety of car seat choices in different price points. As long as the car seat meets with the governing regulations, it will be safe (even budget models) - although there are different car seat styles and perks that may influence your decision on which car seat model to purchase.

The term car seat can refer to an infant-only car seat, an infant/child car seat, or an infant/child/booster car seat. An infant car seat is rear facing, and has height and weight restrictions of approximately 26 inches or 20 lbs; your car seat manual will provide specific restrictions. Your infant car seat can be installed permanently in your vehicle, or used as a removable carrier with a car seat base - a popular option for parents adjusting to life with a fragile new baby. Infant/child car seats can be used in a rear-facing position for infants, and in forward-facing mode for toddlers. The infant/child/booster car seat is used for older children who are not yet tall enough to use an adult seatbelt safely.

All three car seat configurations are available in most department stores, including discount retailers. It's a good idea to compare the features of each car seat before deciding on a particular car seat model.

Here are some tips to finding a great car seat:

* Look for a car seat with a small 'footprint' to ensure a proper fit in compact vehicles;
* Car seat covers come in a variety of fabrics. Dark colors hide stains well and work well for both boys and girls;
* Many car seat packages include accessories like toys and cup holders. Ensure these extras are worth the higher price the car seat is likely to command;
* Purchasing a 'travel system' with car seat and coordinating stroller tends to be less expensive than buying both pieces separately. This may be good value if you need both a car seat and a stroller.

It is also possible to buy a used car seat, although this should be done with caution to avoid buying a car seat that is too old (they have an expiry date), or one that has been damaged in an accident.

Regardless of whether you buy a new car seat or a used car seat, it is imperative to ensure the car seat meets safety standards, and to check with the manufacturer to determine if there have been any problems or recalls with the car seat you have for your child. Remember, safety first!

Choosing the right pram for your baby

Choosing the right pram for your child

Choosing the correct pram or travel system for your child is one of the biggest purchases you will make when your new child is born. Prams, Pushchairs and Travel Systems can cost well over a hundred pounds and will be used by you for many years, and if you have more children in the future a good quality pram will last as long as you have children.

One of the first main considerations to think about is your lifestyle, do you like walking a lot? Will you be walking over rough ground? Or do you prefer to use the car more? Will you be travelling on public transport with your child a lot of the time?
There are several options to think about these include Traditional Prams, Two in one, Three in One, Pushchairs, Buggies/Strollers, Three Wheelers, Travel Systems and Double/Triple Buggies and Pushchairs.

Traditional Prams

These are suitable from birth, they are large bodied or smaller soft bodied but do not convert to pushchairs. They tend to be large wheeled chassis with full spring suspension. The carry top is detachable from the chassis and has carry handles, carrying these tend to be best over short distances as they can be heavy. They tend not to be easily transportable by car or public transport.

Two in One Pushchairs

A 2 in 1 pram is a lie flat pushchair and separate chassis. The pushchair unit can be used from birth, facing you or facing away. There is normally a choice of chassis, fixed wheel with suspension for walking or swivel for easily manoeuvring in busy places. A two in one pram comes with a removable washable liner and when used with a mattress creates a carrycot.

Three in One

A 3 in 1 pram is a carrycot, separate pushchair unit and chassis. The carrycot is suitable for overnight sleeping (with a safety mattress) from birth until around 6 months. Then the pushchair unit can be used facing you or facing away. The pushchair unit has a reclining back rest and adjustable footrest. There is a choice of chassis available, a larger wheel chassis with fixed wheels and suspension is ideal for walking giving more comfort to you baby and yourself. A swivel wheeled chassis will be lighter in weight, fold smaller, easier to manoeuvre and convenient for the car. Most chassis have adjustable handle heights.

Pushchairs

A lightweight pushchair or stroller is ideal if you will be using public transport, going on holiday and using the car. Some models are suitable from birth. The normally have a lie flat facility with a 5 point harness, lockable swivel wheels and a shopping basket.

Buggies and Strollers

These tend to be quite varied but will have a combination of the following features.

Fully reclining seats will be suitable from birth.

Others are suitable from 3 months or 6 months

Between 1 and 5 position reclining seat.

5 point harness.

Lockable swivel wheels.

Lightweight frame.

Umbrella fold for easy storage

Optional car seat

Three Wheelers

A 3 wheeler pushchair is perfect for walking, whether on city streets or on rougher ground, some models have an optional first stage car seat and carrycot, this gives you a flexible choice. Consider the size of the pushchair folded and whether you have sufficient space in your car or home.

Travel System

A travel system offers a lie flat pushchair suitable from birth and a Stage 0+ car seat, a travel system is ideal for the car, as the pushchair folds compactly to fit in the boot, the baby can be carried around easily in the car seat, the car seat then attaches to the pushchair unit. The pushchair unit is
always facing away from you, the car seat when fitted into the pushchair allows the baby to be facing you.

Double and Tripple Buggies/Pushchairs

A fully recling side by side double buggy is suitable for newborn twins/triplets or a baby and a toddler.

Enjoy

My senior year of college I went to Chicago to audition for grad school acting programs. I fell in love with Chi town at first sight. The people seemed to smile more and the sun shone brighter. Part of the allure was that I was excited for all the offers I knew I would get. I would just be eaten up with a spoon I knew it. New York conversely would eat me up and spit me out, I looked like a country cousin walking with my head up and backpack on my back like I had never seen a skyscraper before.

In Chicago on the other hand there might as well have been rose petals at my feet when I got off the plane. The windy city would be my salvation. I would get into a great school with full scholarship and stipend, play the romantic lead (on and off stage) for every show I am in, and then either Ed or Matt (Norton and Damon respectively) would sweep me off my feet, we would marry and star in my indie films together. I was practicing my Oscar acceptance speech on the elevated train when I saw an ad for an HMO, placed at a busy intersection. It read, It's only traffic, enjoy your health. Chicago has a sense of humor too. I love it.

I marched into my audition and felt like a million bucks. At the end of my allotted time I thanked them and walked off stage with a sense of accomplishment. It would be a couple hours before I found out how many schools called me back so I enjoyed Chicago. Soaked up as much as I could with the time and budget I had. So with some nooks and crannies yet unexplored I went back to hear the verdict. There were about 50 of us in a room. They called each of our names one at a time and gave us a piece of paper with our name and then under it the names of the schools that wanted to talk to us. (I later found out that was so people would not know the room number of school reps if they were not called back.)

As other people's names were called I was so nervous I hated being in the middle of the alphabet at that moment. I saw other people with 10 names on their list. Some of them didn't seem pleased: The one school I wanted didn't call me back or Only 5 schools this time. I just waited and tried to figure out what number of schools I would be ok with. I decided double digits was definitely too much. Just a handful of schools would need to call me to mean I am not a loser. Then the moment of truth. I got my paper and there it was in black and white. One school and they didn't even want a call back they said they would call. They might as well have said they love me like a sister or it's not me it's them.

On the way out of the building I contemplated the reality of the matter. I had traveled half way around the country to be rejected. I could and have done that back home in Boston. Then I got mad: how dare they not pick me, don't they know who I am? Then I was back at being sad: what am I going to do without a master's degree? I had only been doing theatre seriously for a year and a half. What was I going to do with my barely trained self?

By this time I am at the train station waiting to be taken to my loser's hotel room to eat my loser's dinner before my loser's flight home. That's when I saw it. On the platform there was an ad that said There will be another train in a minute. Enjoy your health. Before the audition that was just funny. Now it was profound. I never ended up getting into any grad school nor did I try the following year as I thought I would. I knew that grad school at least at this point was not for me and stressing about that or my career should never be in my plans. Now I produce and perform my own self-scripted shows and plan on moving to Chicago. I have produced shows that threw me further in debt and a theatre festival that had more people on stage then in the audience but regardless I have made sure with every process that I enjoy.

GET MOVING
Make an Enjoyment Reminder

What you will need:
* Any art supplies you may have laying around such as glitter, glue, crayons, paper (construction, or just from the printer or recycle bin even better)
* Tape
* 10 minutes alone

Pick something that you have been stressing about and keeping you from making more art and/or being happier. Ask yourself: What good comes of worrying about it? Not doing something to change it but simply worrying? You will find no good reason on earth except to promote antacid use. What would it be like if you let the worry go? How would you feel then?

Now write whatever your issue was on your piece of paper and make a sign that you can post somewhere. For example:

It's only grad school. Enjoy your health
It's only a boy. There will be better. Enjoy your health.

You can use the decorations to make it more eye catching. If your coworkers and yourself are all working on a big project it might be helpful to make a sign for your cubicle/office/desk or if you are the boss go ahead and slap that bad boy on the main entrance.

How To Find The Perfect Rental Unit

This 4 step guide to finding the perfect rental unit is quick and easy to understand. Learn how to structure your search in a way that will be most effective for the time invested. Come out ahead in your search for the perfect new home rental!

Let's get started!

1.Time Factor

Your quickly come the to the realization that most landlords/managers will require a one year lease. Is one year too long? If so, consider a sublet or a month to month lease arrangement. You should also ask what the penalty for leaving early would be.

Money Factor

Take a look at your current situation. Do you need a roommate? Do you want a roommate? Whether or not you should have a roommate will determine how you will find an apartment. If you are moving out with a good friend, be prepared for a higher level of confrontation in your new arrangement. It?s sometimes mutually advantageous to find a stranger with a solid job and good references then an old friend. Having a roommate has it?s obvious benefits. You?ll save money, have company and share the work of cleaning up (hopefully).

Children Factor

Do you have kids? It would be sad if you found the perfect location to live in and then you find out your little rug rat does not have a friend. Research the neighbors and find out where they?re at with having kids. Ask the contact people I your local classified section about the children in the area or go online and browse through listings.

Necessary Documentation

You may notice that several apartments, townhouses and houses will be taken on their first day of being advertised. It?s recommended that you start your search no later then 3 weeks in advance. In order to be the early bird bring the following material:

Two Recent Bank Statements or Pay Stubs Last years tax return Letter of employment Letter of reference from a previous landlord Tape Measure Checkbook Pen and Paper

Many city?s throughout North America are experiencing saturated rental markets. The best way to get ahead of the crowd is to be the one person that is prepared. Many rental managers and landlords respect people that have all their documents readily available.

Still No Bubble

Prices of residential real estate, both asking and selling prices, have declined steadily in many markets throughout the country these past few months, but for reasons that have nothing at all to do - not even remotely - with the dreaded real estate bubble so many ?bubbleologists' were so fond to predict. ?Bubbleologist', it will be recalled, is the term I have coined specifically to encompass those individuals - all of them of majority age - who specialize in the very fine art of wasting my time.

An economic bubble occurs when speculation causes prices to increase, thus producing more speculation and subsequent price increases. The bubble bursts when prices of goods are so absurdly high that consumers either refuse or cannot afford to purchase, thus sending demand tumbling down. In essence, an economic bubble is a particular market condition, wherein prices of commodities or assets increase to levels so high as to no longer reflect the utility of usage of the commodities or assets being exchanged.

The main cause of an economic bubble is speculation. Speculation is one of the many forces that act on capital at any given time. In theoretical Economics, speculation is defined as ?the acquisition of financial or capital assets made solely to quickly profit from fluctuations in their prices, or of goods or commodities with no real intent to consume or otherwise use them for production'. Speculation, however, does not seem to be the root cause of the price deflation occurring in many real estate markets.

The main cause of price deflation in the buying and selling of real properties seems to be due to the double effect of 1) a tightening of the money stock which, in turn, alters the cost of borrowing, i.e. a shift in interest rates, and 2) an increase in inventory supplies. Specifically the monetary policy initiated by the Maestro, Alan Greenspan and adopted by the new Fed's Chairman, Prof. Bernanke, is now beginning to have an impact on housing markets in the United States and, to a lesser extent by reflection, in Canada. On August 8, 2006 the Rate-setting Committee of the Federal Reserve System voted to halt the interest rate hike, holding the federal funds rate at 5.25 percent. This signalled a reversal in the trend that has characterized US monetary policy for the past seventeen times in a row.

The Fed admitted that core inflation is high at 2.4 percent annualized for the half-year ending June 30, but the expectation is that it will begin to abate in the latter part of 2006. If it does not, they will start tightening the money stock once again. The Fed has long relied on three factors to keep price pressure in check: quiescent labour markets, fat profit margins and its own credibility. It remains sure of the last, but can no longer count on the first two.

This last meeting reflected the fact that productivity grew at an annual pace of just over 1.1 percent annualized in the second quarter, not nearly enough to offset a recent acceleration in wages. Which means that for all the fuss we hear about oil, labour is the commodity with the biggest impact on inflation, accounting for two-thirds of production costs. Exactly for this reason, therefore, Prof. Bernanke has made a reference and has given a warning at the meeting of August 8 of the dangers of what he terms ?inflationary psychology'. If people suspect that faster inflation is here to stay, they will anticipate it in their wage claims and price-setting, thus confirming their own suspicions.

This warning is very well heeded, if one considers that according to a survey conducted in July by the University of Michigan, American consumers expect the prices they pay to rise by 3.2 percent over the next twelve months. And this includes, of course, housing.

The slowdown in growth evident in the last quarter and reflected in the real estate sector was not an accident. It is due to the rate increases that the Fed has voted consistently over the last seventeen meetings. The Fed's latest projections, unveiled on August 8, forecast growth of 3.25 - 3.50 percent this year and 3 - 3.25 percent the next, slow enough to stop core inflation from rising much further.

Therefore chances are high the real estate market will continue to be generally stagnant for the next few month, with regional exception. Although no bubble is on the horizon.
